Diese Arbeit beschäftigt sich im Groben mit dem Thema Lebenszykluskosten, im Speziellen mit den Teilbereichen technischer Lebensdauer und bauteilrelevanter Kosten. Die Phasen des Lebenszyklus werden im Hinblick auf die anfallenden Kosten betrachtet, wobei hier das Hauptaugenmerk auf der Nutzungsphase liegt. Die Kosten und deren Einflussfaktoren sowie Maßnahmen zur Kostenkontrolle und Kostenvermeidung werden beschrieben und verglichen. Die Frage, wie lange ein gesamter Lebenszyklus und eine Nutzungsphase dauern können und wie eine aktive Steuerung der Nutzungskosten möglich ist, wird behandelt. Die eingehende Betrachtung der Nutzungsphase und der Nutzungskosten führt schließlich zum Themenkreis der Nutzungsdauer und deren Einflussfaktoren. Die Nutzungsdauer hängt wieder kausal mit der Lebensdauer Immobilie ab, und so kommt der Qualität und Beschaffenheit der verwendeten Bauteile, Materialien, Oberflächen, technischen Anlagen und Einrichtungen eine zentrale Bedeutung zu. Die Kenntnis der Eigenschaften und Lebensdauer der Bauteile und Baustoffe ist Voraussetzung für die Steuerung und Optimierung der anfallenden Kosten. Es wird die Frage behandelt, wie schon im Vorfeld durch gezielte Auswahl von Konstruktionen und Materialien und Systemen die Effizienz eines Gebäudes im Verhältnis Lebensdauer zu Gesamtnutzungsdauer optimiert werden kann. Die Lebensdauer der Bauteile soll durch gezielte Instandhaltungs- und Instandsetzungsmaßnahmen verlängert werden. Allerdings sollen diese Maßnahmen nicht als Reaktion auf Schäden passieren, sondern im Vorfeld definiert und aktiv gesteuert werden. Schlussendlich münden die oben beschriebenen Erkenntnisse in Empfehlungen für Investoren und Property Manager.
