Die umfangreichen Aufgaben der österreichischen Gemeinden stellen die politisch Verantwortlichen und die leitenden Beamten vor neue Aufgaben. Die Disziplin "Facility Management" findet somit Einzug in den kleinsten öffentlichen Bereich - die Kommune. Diese Arbeit soll zeigen, dass je nach Größe der Gemeinde, eine hauseigene Facility Managementabteilung oder auch ein externer Berater für diesen Bereich, Vorteile auf vielen Ebenen bringt. Ein Großteil dieser Vorteile ist sehr gut messbar, da sowohl kurzfristig finanzielle Einsparungen als auch mittel- und langfristig nachhaltige Verbesserungen möglich sind. Die Einhaltung von gesetzlichen Vorgaben - in diesem Fall des Bundesvergabegesetzes- steht natürlich ganz oben auf der Prioritätenliste. Durch die Abhaltung von Architekturwettbewerben gewinnt auch die Baukultur in Dörfern und kleinen Gemeinden wieder an Bedeutung dazu und es werden öffentliche Gebäude mit der Hilfe von Facility Managern mit größtmöglichem Weitblick saniert,umgebaut oder auch neu gebaut. Die rechtzeitige Einschaltung der hauseigenen Facility Management Abteilung bzw. die Hinzuziehung von externen Profis auf diesem Gebiet entscheidet über langfristigen Erfolg und nachhaltige Verbesserungen für die ohnehin in vielen Bereichen geforderten Gemeinden. In dieser Arbeit wurde mit einem Fallbeispiel aus der zweitgrößten Gemeinde des Burgenlandes - der Stadtgemeinde Oberwart - die Wichtigkeit der Einbindung eines Facility Managers zum richtigen Zeitpunkt herausgestrichen. Die Mitarbeit des Facility Managers gleich nach der Ideenfindung hat sich als absolut richtig und auch wichtig herausgestellt. Eine der Hauptaufgaben des Facility Managers besteht darin, als Bindeglied zwischen Planern, Ausführenden, Behörden, Nutzern, Anrainern und eventuell auch Betreibern und den Bauherrn zu agieren und Informationen in alle Richtungen so zu verteilen und weiterzugeben, dass ein maximaler Nutzen für alle Beteiligten (natürlich in erster Linie dem Bauherrn bzw. dem Auftraggeber) am Ende eines jeden Projektes herauskommt.
