Im Rahmen dieser Untersuchung wird angelehnt an die Literatur unter einem Einkaufs-zentrum (oder Shopping Center) eine Agglomeration von Einzelhandels- und Dienstleis-tungsbetrieben mit einheitlicher Errichtung (= Planung und Entwicklung) und einheitlicher Verwaltung in einem geschlossenen Gebäude verstanden. Das Motiv für die Erarbeitung von Erfolgsfaktoren von Einkaufszentren ergibt sich aus der Frage heraus, ob vor dem Hintergrund einer ständig wachsenden Anzahl von Shopping Centern überhaupt noch alle bestehenden Einkaufszentren in Österreich erfolgreich agieren und wie beispielsweise Investoren und Fonds erfolgreiche Einkaufszentren identifizieren können.<br />Die Analyse des österreichischen Shopping Center Marktes zeigt, dass Österreich im eu-ropäischen Vergleich eine bereits sehr hohe Shopping Center Dichte vorweist und dass breite Spannweiten in der Flächenproduktivität und in den Leerstandsraten auf deutliche Unterschiede in der Einkaufszentrenleistungsfähigkeit schließen lassen. Anhand des verfügbaren Datenmaterials über Einkaufszentren konnten jedoch keine di-rekten Zusammenhänge zwischen einzelnen quantitativen Ausprägungen wie Größe, Ein-zelhandelsangebot, Entertainmentnutzung oder Parkplätze und der Flächenproduktivität bzw. dem Erfolg von Einkaufszentren hergestellt werden. Dies wiederum lässt annehmen, dass keine Einzelmerkmale sondern ein Bündel von Kriterien für den Erfolg oder Misser-folg eines Einkaufszentrums ausschlaggebend sind. Die Entscheidungen über Erfolg und Misserfolg werden dabei in den unterschiedlichen Zeitphasen der Shopping Center Errich-tung (Projektentwicklung, -realisierung, Betrieb) und von vielen Akteuren (Berater, In-vestor, Mieter, Center Management, Kunden) getroffen, wodurch wesentlich mehr Berei-che als bei einem einzelnen Handelsunternehmen zum Erfolgspotenzial beitragen. Dies stellt auch die Erfolgsfaktorenforschung von Einkaufszentren vor Schwierigkeiten. Aus einem Querschnitt von bereits durchgeführten Experten- und Kundenbefragungen bezüglich der Erfolgsfaktoren bzw. den Besuchsmotiven von Einkaufszentren, ist es ge-lungen, neun strategische Erfolgsfaktoren zu identifizieren. Dazu zählen die Erreichbar-keit mit dem Auto, eine ausreichende Anzahl an Parkplätzen, der Standort, die Angebots- und Branchenvielfalt, die Anbindung der Parkplätze an das Einkaufszentrum, kostenlose Parkplätze, die Sauberkeit, der ausgeglichene Betriebstypenmix und die Einkaufsatmo-sphäre. Die Dimensionierung des Einkaufszentrums wurde aufgrund der Zusammenhänge mit dem Standort und des Angebots entgegen der Rangreihung der Erfolgsfaktoren in die weitere Bewertung aufgenommen. Die praktische Anwendung der Erfolgskriterien erfolgt mittels einer qualitativen Bewer-tung von drei Einkaufszentren in Österreich (Plus City in Linz-Land, Q 19 Einkaufsquartier Döbling in Wien und Atrium City Center in Linz). Dadurch konnten die signifikanten Aus-wirkungen der Erfolgsfaktoren auf den Erfolg, gemessen an der Flächenproduktivität, weitgehend bestätigt werden. Die Ergebnisse werfen aber auch in diesem Rahmen der Arbeit unbeantwortete Fragen auf, die interessante weiterführende Forschungsthemen darstellen könnten.<br />

Within the scope of this investigation, following the primary literature, a shopping center is defined as a group of retail and service establishments that is planned, developed and managed as a single property within a closed building. Identifying factors of success of shopping centers is motivated by the question whether shopping centers can still operate successfully despite the increasing number of such retail agglomerations, and how inves-tors and funds are able to identify prosperous retail properties.<br />The analysis of the Austrian shopping-center market illustrates that Austria has already a high shopping-center density, and that the wide range of the turnover-per-sales-area ratios and of the vacancy rates results in major differences between shopping-center per-formances.<br />On the basis of disposable shopping-center figures, it has not been possible to verify cor-relations between singular values like dimension, product range, entertainment elements or parking on the one hand, and the turnover-per-sales-area ratio and the success of shopping centers on the other hand. Hence, not singular values, but a bundle of criteria are responsible for success or failure. The decisions on success or failure are made during different phases of the shopping-center development process (property development, implementation, operation), and by many agents involved (consultants, investors, ten-ants, managers, customers).<br />That means that there is a higher number of success factors to analyze for shopping centers than for singular retail units. And that also means that there are several problems involved in the research into success factors. The analysis of a cross-section of opinion polls already conducted with specialists and costumers resulted in the identification of nine critical success factors. These include the accessibility by car, sufficient parking, variety of products and lines of business, the con-nection between parking and shopping centers, free parking, cleanliness, a balanced mix of business types, and shopping atmosphere.<br />Shopping-center dimension has been added to the critical success factors because of the strong interrelations with product range and location. The analytical application of the critical success factors is conducted by means of a quali-tative assessment of three shopping centers in Austria (Plus City in Linz-Land, Q 19 Einkaufsquartier Döbling in Vienna and Atrium City Center in Linz,). Thus significant ef-fects of the critical success factors on the success of shopping centers, measured by the turnover-per-sales-area ratio, could be confirmed to a large extent.<br />These findings, how-ever, would seem to raise other questions, which exceed the horizon of this investigation, and which might well induce further research.<br />
