Der immobilieninteressierte Anleger kann zwischen einer Vielzahl von Investitionen in seinem Wunsch-Metier wählen. Einerseits stehen ihm eine Vielzahl von indirekten Investments mit Immobilienfokus zur Verfügung. Angefangen von Immobilienaktien, über offene und geschlossene Immobilienfonds bis hin zu Private Equity Investments am Immobiliensektor reicht die Anlagepalette. Bei den direkten Investments kann der Anleger auf die bewährte und beliebte Variante der Vorsorgewohnung oder auf ein Bauherrenmodell zurückgreifen. Allen Formen der Veranlagung ist eines gemeinsam: Mit steigender Rendite, steigt das Risiko des Investments. Zudem sollte nicht vergessen werden, dass der Kapitalmarkt und der Finanzmarkt eine nicht unerhebliche Grundtendenz vorgeben und die Performance des Immobilieninvestment nicht nur allein von der Objektauswahl und durch professionelle Bewirtschaftung determiniert wird. Immobilienaktien bieten allgemein gesehen die höchsten Renditeerwartungen, sofern der Einstiegszeitpunkt und der Ausstiegszeitpunkt stimmen und keine Benachteiligungen durch individuelle steuerliche Belastungen entstehen. Offene Immobilienfonds ermöglichen dem Anleger an einer möglichst kontinuierlichen positiven Wertentwicklung zu partizipieren, und das immerhin zu Renditeerwartungen im mittleren einstelligen Prozentbereich per anno. Vorsorgewohnungen bieten eine gewisse Wertstabilität, ein größerer Verlust scheint ausgeschlossen zu sein - allerdings sind sie durch die Benützung durch den Mieter einer Wertminderung unterworfen, sodass hier auch von der Wertentwicklung her nach oben enge Grenzen gesetzt sind. Nicht unterschätzt werden sollten hier die Leerstandskosten, die Bewirtschaftungskosten und die Nebenkosten der Anschaffung einer Vorsorgewohnung. Die gesetzlichen und steuerlichen Rahmenbedingungen bei allen Immobilieninvestments sind permanenten Veränderungen unterworfen - leider fast immer nur zum Nachteil des Investors - sodass man zum heutigen Zeitpunkt keinerlei sichere Annahmen treffen kann, wie diese Modifikationen über den gesamten Anlagehorizont positive oder negative Auswirkungen auf den Anleger haben werden.
