Inhalt dieser Arbeit ist es, den Prozess zur Definition der Arbeitsplatzstandards für die Erste Group zu erläutern, alle relevanten Komponenten, die Einfluss nahmen auf eine Standardisierung der Arbeitsplätze im Erste Campus, zu beleuchten und die daraus resultierenden Anforderungen an das Bürokonzept 'Erste Campus Bürolandschaft' darzustellen. Hintergrund: Die Erste Group hat das Grundstück des ehemaligen Südbahnhofs im neuen Quartier Belvedere erworben, um dort den Erste Campus als neues Headquarter für die Erste Group umzusetzen. Um Ressourcen (Nutzung von Fläche, Einsatz von Technologie und Zusammenarbeit der Mitarbeiter) wirtschlich zu nutzen, sollte die Bürofläche standardisiert werden. Methode: Der Prozess zur Standardisierung startete 2010 und ich konnte ihn, in der Rolle als Bauherrenvertretung im Projektsteuerungsteam als Teilprojektleiterin für die Büroflächen, durch alle Projektphasen begleiten. Die drei wesentlichen Phasen um die funktionalen Anforderungen an das Bürokonzept zu definieren sind: Anforderungsdefinition, Planungsphase und Akzeptanzsicherung (in Form von Mitarbeitereinbindung bei der Bemusterung). In der Phase eins wurden die Anforderungen an Arbeitsplatztypen und Mittelzonenelemente in einem Handbuch zusammengefasst und in der BüroTESTlandschaft in einem Bestandsobjekt der Erste Group getestet. Parallel wurden die Anforderungen in ein gestalterisches Konzept vom Designbüro EOOS umgesetzt und eine fiktive Belegungsplanung mit einem Tochterunternehmen durchgeführt. Die Planung von EOOS wurde abgebrochen. Die Erkenntnisse aus BüroTESTlandschaft und Belegungsdummy, sowie die Entscheidung ein Desksharing-Konzept umzusetzen, führten zur Überarbeitung des Handbuches. Welches gemeinsam mit einer Ist-Erhebung (Erhebung von Kennzahlen) und dem generischen Layout als Grundlage für 'die neue Arbeitswelt' von KINZO dienten. Mitarbeiter wurden sowohl in Phase zwei zur Standardisierung der Mittelzone, als auch in Phase drei für die Bewertung von Leitprodukten und dem 'Finetuning Standard' (Besprechungsbereiche, Think Tanks, und Recreation-Bereiche) eingebunden. Zur Veranschaulichung der gewonnen Erkenntnisse aus allen Phasen dienten ein Musterbüro (für Entscheidung Farbkonzept und Durchführung von Akustikmessungen) und die Pilotfläche in einem Bestandsobjekt der Erste Group, die durch 95 Mitarbeiter besiedelt wurde. Ergebnis: Die Standardisierung der Büroflächen im Erste Campus konnte in den drei Phasen Anforderungsdefinition, Planung und Akzeptanzsicherung erreicht werden. Dabei haben sich die funktionalen Anforderungen an das Bürokonzept durch die Aufgabenstellung in der Praxis im Laufe der Zeit verändert. Die drei Arbeitsplatztypen und eine Vielzahl von Arbeitsmöglichkeiten in der Mittelzone aus der Planungsphase konnten, aus dem ursprünglich angedachten Standardarbeitsplatz und den hierarchisch motivierten Leiterzimmern in der Phase der Anforderungsdefinition, weiterentwickelt werden. Muster- /Pilotflächen und Belegungsstudien haben, neben der Einbindung der Mitarbeiter und Abstract - A - Führungskräfte bei der Bemusterung, zur Entwicklung des neuen Standards wesentlich beigetragen. Schlussfolgerungen: Das Ergebnis ist ein Büro mit Wohnzimmeratmosphäre, das für jede Art von Tätigkeit einen Arbeitsplatz oder eine Arbeitsmöglichkeit bietet. Die Möglichkeiten reichen von stark kommunikativ bis zum konzentrierten Arbeiten und ermöglichen allen Mitarbeitern das gleiche Angebot. Das Bürokonzept, wie es umgesetzt wurde, konnte nur im Diskurs mit dem Bauherrn und deren Fachpersonal in der Erste Group bis zur Umsetzungsreife und Gebrauchstauglichkeit entwickelt werden.

The content of this paper is to elaborate the process of the definition of workplace standards of Erste Group. All relevant components, which influenced the process of standardization, are illustrated and the resulting requirements of the office space 'Erste Campus Bürolandschaft' are represented. Background: Erste Group bought the property of the former station 'Südbahnhof' in the new 'Quartier Belvedere' to realize the new headquarter for Erste Group: Erste Campus. For an efficient use of the resources (use of space, application of technology and cooperation in the office), the office space should be standardized. Method: The process started in 2010. In my role as representative of the building owner in the project management team and project manager for the office space, I was able to oversee the process through all the phases. The three important phases to define requirements for the office space are: The definition itself, the planning phase and the phase of assurance of the acceptance (involvement of the employees). In the first phase requirements on workspace types and middle zone modules were defined in a handbook. These requirements were tested in the 'BüroTESTlanschaft' in an existing office space of Erste Group. In the meantime the designers EOOS developed a creative concept based on the requirements. A dummy utilization planning was also realized. The concept of EOOS was stopped. The handbook was completely adapted, because of the findings of the 'BüroTESTlandschaft', the dummy utilization and the decision to implement a desk sharing concept. The new workplace of KINZO was based on the new handbook, the research on management ratios concerning space data and the generic layout. In phase two the opinion leaders were involved concerning the standardization of the middle zone modules. In phase three the employees of Erste Group were involved to rate the main products for the tender process und the fine-tuning of the standard (meeting rooms, think tanks, recreation areas). To demonstrate the findings through all the phases, we implemented a sample office space (to decide color concept and do tests concerning the acoustics) and a prototype of an office space, which was populated with 95 employees. Abstract - A - Findings: The standardization of the office concept at Erste Campus took place in three major phases: definition of requirements, design and the process of retaining acceptance among the user. The functional requirements of the office concept changed throughout the phases because the scope was adapted based on experience. We were able to evolve the standard workplace and the hierarchically motivated types of rooms for the management from the phase of definition of requirements into three types of workplaces and several types of working facilities in the phase of design. Prototype office spaces, studies regarding the occupancy and the involvement of the users in the sampling and standardization process contributed to the development of the office concept. Conclusion: The result is an office space that has living room atmosphere and offers for every type of activity the ideal workspace or work facility. The possibilities are from communicative spaces to spaces of concentration. Everybody in Erste Campus has the same possibilities. The implemented office concept, evolved until usability and the level of completion, because of the direct discourse with the building owner and one´s experts at Erste Group.
