Der Traum eines individuellen Einfamilienhauses mit Garten, eigener Garage und entsprechender Infrastruktur in Stadtnähe ist ungebrochen und verursacht eine beträchtliche Ausweitung und Zersiedelung, die vorrangig an den Ortsrändern stattfindet. Unter Anbetracht dieser Entwicklungen wächst der östlich gelegene Bezirk Bruck an der Leitha wie sonst kein anderer im Bundesland Niederösterreich. Dabei ist das ländlich geprägte Einzugsgebiet von Wien und Bratislava durch eine dynamische Gesellschaftsentwicklung mit erheblichem Bevölkerungswachstum gekennzeichnet. Um die Baulandreserven zu wahren und die kostbare Ressource Boden zu schonen, aber dennoch zeitgleich auf die große Wohnraumnachfrage reagieren zu können, wurde ein ungenutzter Landstrich in der Nähe des Kerngebiets von Bruck/Leitha auf Grund seines Verdichtungspotenzial für diese Arbeit ausgewählt. Dabei wurden die unterschiedlichen Aspekte des ländlichen und des städtischen Lebens miteinbezogen. Von besonderem Interesse ist hierbei das knapp 1,0 Hektar große Planungsareal, welches nicht unweit des Stadtzentrums liegt. Das brachliegende Gebiet, einschließlich des darauf befindlichen Bestands zweier leerstehender Einfamilienhäuser und einer Scheune, soll unter Berücksichtigung der Bedürfnisse der Stadt und deren Bewohner nachverdichtet und weiterentwickelt werden. In Anbetracht der gegebenen Rahmenbedingungen sollen diese zum einen kritisch hinterfragt werden und zum anderen in Hinblick auf die optimale Nutzung des Landstrichs adaptiert werden. The desire to own an individual detached house with a garden, a garage and the necessary infrastructure near a city is unbroken and causes significant expansion and urban sprawl which take place at the edges of towns. Given this development, considerable growth of the eastern district of Bruck an der Leitha can be detected. This rural catchment area of Vienna and Bratislava is characterized by a dynamic social development with considerable population growth. In order to preserve the building land reserves and to conserve the precious resource soil, while being at the same time able to react to the increasing demand for housing, an unused area of land near the centre of Bruck/Leitha was selected for this work on the basis of its densification potential. Hereby, the different aspects of rural and urban life were taken into account. Of particular interest is the planning area which measures almost 1.0 hectare and is located in the immediate vicinity of the city centre. The brownfield area, including the existing stock of two empty detached houses and a barn, shall be redensified and further developed, taking the needs of the city and its inha-bitants into account. In view of the given frameworks, these conditions shall be on the one hand critically scrutinized and on the other hand adapted with regard to the optimal use of the land. The aim of this thesis is to create a broad spectrum of identitygenerating open spaces and housing options.
