Abstract

Bekanntlich ist die Ukraine eines von zwei Gastgeberländern, gemeinsam mit Polen, die Fußball-Europameisterschaft 2012 veranstalten dürfen.<br />In Fragen touristische Infrastruktur befindet sich die Ukraine im Moment, als ein postsowjetisches Land, noch in einer Aufbau- und Entwicklungsphase. Dieser noch nicht ausgelastete Markt bietet ein großes wirtschaftliches und bauliches Potenzial für die Investoren und neue Projekte. Somit herrscht eine entsprechende Nachfrage nach Unterkünften, Hotels jeder Kategorie, mit oder ohne Wellnessbereichen.<br />Die Spiele der EM 2012 werden voraussichtlich in jeweils vier polnischen und vier ukrainischen Städten ausgeführt: Kiew, Lemberg, Donezk und Dnipropetrowsk. Eine diese vier Städte trägt einen stolzen Namen Lviv, Lvov, Lemberg, Leopolis, was eine Stadt der Löwen bedeutet.Heute mehr als 70% der von Westeuropa in die Ukraine anreisenden Touristen und Geschäftsleuten, egal, ob sie mit dem Zug, Flugzeug oder Auto anreisen, fahren durch Lviv. Für die EM 2012 bekommt Lemberg außer einem neuen Stadion jede menge renovierte und neu gebaute Einrichtungen, ein Großteil davon natürlich im Bereich der Hotellerie und Gastgewerbe. Nach erforschten Statistiken besitzt die Stadt 16 Hotels ohne Kategorie, kein 1-Stern, sechs 2-Sterne, sieben 3-Sterne, vier 4-Sterne und kein 5-Sterne Hotel. Das Angebot an Unterkünften in Lemberg, das ca. bei 33 Hotels liegt, ist infolge der wachsenden Besucherzahl unzureichend (seit 1998 gehört die Stadt zu UNESCO- Weltkulturerbe). Lemberg besitzt einen internationalen Flughafen, ca. 7 km vom Stadtzentrum entfernt. Die bestehenden Hotels in Lemberg zeigen grundsätzlich drei Tendenzen.<br />Zu der ersten Tendenz gehören die größten Stadthotels wie Dniester, Suputnyk, Hetman und andere. Die meisten von denen wurden vor 1990 gebaut und weisen eine ähnliche, sofort erkennbare sowjetische Architektursprache, somit sind Betonplattenbauten zu verstehen.<br />Historische Hotels bilden die teuerste zweite Gruppe, z. B.: Grand Hotel, Hotel Opera, Hotel George. Es sind gut erhaltene, meistens frisch renovierte historische Gebäude aus dem Anfang/Mitte des 19.<br />Jahrhunderts. Die dritte Gruppe besteht aus kleinen oder mittelgroßen Neubauten, die privat finanziert wurden und meist am Rande der Stadt liegen. Leider weist die Architektur dieser Gruppe eine eher einheitliche, wohnbauähnliche, rein funktionelle und keine wirklich neue, wie es in Europa zu verstehen ist, Sprache. Eine neue Vision - eine neue Architektur - wird gesucht! Lebendige und dynamische Architektur, die heutige Zeit mit ihren ständigen Veränderungen und Geschwindigkeit widerspiegelt. Eine wichtige Rolle wird dem Material zugeordnet. Eine Tatsache ist, die sich bei allen ehemaligen sowjetischen Ländern zu beobachten ist: man traut sich noch viel zu wenig aus der Gefangenschaft von postkommunistischen Formen, Stilen und vertrauten Materialien hinauszugehen. Zu den neuen zeitgenössischen Materialien gehört das Glas, da es durch seine Transparenz die gewünschte Leichtigkeit und Luftigkeit erreicht und gleichzeitig eine Barriere zwischen Außen und Innen verschwinden lässt.<br />Der Stahl ist ein konstruktives Element, das diese Leichtigkeit ermöglicht und zusammenhält. Nicht nur eine neue Architektur wird hier gesucht, sondern auch eine neue Hotelkategorie, die es in Lemberg noch nicht gibt. Man findet schließlich voneinander getrennte 4-Sterne Hotels und Fitness-, Beautycenter. Wie es bekannt ist, gibt es in der Stadt noch keine 5 -Sterne Anlagen. Der Nachfrage nach wird in Lemberg in kommenden Jahren eine Reihe von erstklassigen Hotels mit Wellnes und Spa-Bereichen benötigt. Ein entstandenes Raumprogramm umfasst folgende Räumlichkeiten:<br />210 Zimmer in unterschiedlichen Kategorien, angefangen vom Einzelzimmer mit 18 m² bis hin zur Suite mit ca. 100 m², eine Tiefgarage für 90 Stellplätze, Tagungs-, Büro- und Versorgungsräume, ein Restaurant mit Außenbereich und eine Cocktailbar (Sky-Bar) auf dem Dach; die Gastronomiebereiche sollen auch für externe Gäste erreichbar sein und deshalb möglichst mit einem separaten Eingang versehen werden. Nicht zu vergessen ist die Wellnessanlage mit Fitness-, Massage-, Saunabereichen und einem am Dach liegenden Schwimmbecken. Der passende Ort für den zukünftigen Luxus Ressort ist der Baugrund, der jetzt von einem restaurierungsbedürftigen Hotel, das in nächsten Jahren abgerissen wird, belegt ist. Das jetzige Hotel ist ein Bau aus den 70-ern, ohne ausdrückliche Architektur und ohne Kategorie. Was sehr schade für das günstig gelegenen, ca. 4000 m² grossen Bauplatz ist. Noch ein Punkt, der für den Abriss und Neubau einen 5-Sterne Hotel an diesem Platz spricht, ist die gute und einfache Erreichbarkeit, von einer Seite braucht man nur 5-7 Minuten zu Fuß bis zum Stadtzentrum und von der anderen wird es an eine 4-spurige Strasse angebunden, die direkt stadtauswärts führt und somit bequem für die Anreisenden ist.

Vibrant and dynamic architecture, the current period with its constant change and velocity is reflected. An important role is assigned to the material. A fact that is observed in all former Soviet countries: one dares too little from the captivity of post-communist forms, styles and transcend familiar materials. The new contemporary materials include the glass as it reaches its desired transparency, the lightness and airiness, and can disappear at the same time a barrier between outside and inside. The steel is a constructive element that makes this easy and cohesive.<br />Not only a new architecture is here sought, but also a new hotel brand that exists in Lviv yet. Man finally finds separate 4-star hotels and fitness, beauty center. As it is known to exist in the city does not have any 5-star facilities. The demand is in Lviv in coming years, a number of first class hotels with wellness and spa areas needed. The current hotel is a building from the 70-ern, without the express architecture and without category. Another point that speaks for the demolition and reconstruction of a 5-star hotel at this place is good and easy to reach from one side it takes only 5-7 minutes walk from the city center and the other is a 4-lane road connected, which leads directly out of town and thus is convenient for those arriving.<br />
