Wien verzeichnete vor der COVID-19-Pandemie jährlich einen Anstieg von Hotelnächtigungen, eine Ausweitung der Büroflächen und einen kontinuierlichen Zuzug. Die andauernde COVID-19-Krise stellt sowohl die Hotelbranche als auch die Arbeitswelt vor neue Herausforderungen. Der weltweite Tourismus steht aktuell still, die Arbeit verlagert sich zunehmend ins Homeoffice und die Nachfrage nach großen Büroflächen geht zurück. Die Krise und deren langanhaltende Folgen verlangen nach flexibler und multifunktioneller Architektur, die temporäres Wohnen und Arbeiten vereint. Diesem Bedarf soll durch ein Serviced-Apartments-Konzept im Stadtentwicklungsgebiet „Neu Marx“, welches die Vorzüge eines Hotels mit der Infrastruktur eines Bürogebäudes und Qualität eins Wohngebäudes kombiniert, entsprochen werden.

Before the COVID-19 pandemic Vienna recorded an annual increase of hotel stays, an expansion of office space and continuous influx of the population into the city. he COVID-19 crisis poses a new challenge to hotel industry as well as to working environment. The worldwide tourism stands still, work relocates more and more to home office and the need of big office space decreases. The crisis and its continuing consequences requests flexible and multifunctional architecture that combines temporary habitation and work. This demand is meant to be covered by an serviced-apartment-concept which combines the asset of a hotel, the infrastructure of an office and the quality of a residential building at the urban development area „Neu Marx“.
