Neues Wohnquartier in Zadar Centurie Vidikovac : drei Wohnkonzepte zur Entwicklung einer Centurie

Abstract

Diese Diplomarbeit untersucht die Möglichkeiten einer integrativen Stadtentwicklung am Beispiel eines neu konzipierten Stadtquartiers in Zadar, Kroatien. Im Spannungsfeld zwischen Tourismus, Wohnraumbedarf und neuen Arbeitsformen wird ein städtebaulicher Entwurf entwickelt, der auf aktuelle sozioökonomische und ökologische Herausforderungen in mediterranen Städten reagiert. Ausgehend von einer Analyse der historischen Entwicklung Zadars, seiner geografischen Lage und der urbanen Transformationen in der Region Dalmatien werden die strukturellen Zusammenhänge zwischen Tourismus, Raumproduktion und gesellschaftlichem Wandel untersucht. Ergänzend werden gegenwärtige Problemlagen wie Wohnungsknappheit, Gentrifizierungsprozesse und touristisch induzierte Nutzungskonflikte kritisch reflektiert. Der entworfene Stadtraum orientiert sich an drei zentralen Nutzergruppen – Tourist\:innen, mobile Arbeitskräfte und lokale Familien – und verfolgt das Ziel, durch eine durchmischte, flexible und saisonal anpassbare Nutzung eine nachhaltige Urbanität zu ermöglichen. Architektonische Typologien, Erschließungssysteme und Freiraumkonzepte sind gezielt auf diese Nutzungsszenarien abgestimmt. Ein zentrales Element des Quartiers bildet eine autofreie Promenade mit Blickbeziehung zur Altstadt, welche als sozialer, funktionaler und visueller Leitraum fungiert.Die Arbeit versteht sich als modellhafte Untersuchung für resiliente und sozial ausgewogene Stadtentwicklung in, vom Tourismus geprägten, Küstenregionen Mediterraneeuropas.

This thesis explores the possibilities of integrative urban development through the design of a newly conceived city quarter in Zadar, Croatia. Situated at the intersection of tourism, housing demand, and evolving forms of work, the project presents an urban design proposal that addresses current socio-economic and ecological challenges in Mediterranean cities.Starting from an analysis of Zadar’s historical development, its geographical setting, and the urban transformation processes in the Dalmatian region, the thesis investigates the structural interrelations between tourism, spatial production, and societal change. Contemporary issues such as housing shortages, gentrification, and tourism-induced spatial conflicts are critically examined.The proposed urban area is designed around three key user groups – tourists, mobile professionals, and local families – with the aim of fostering a mixed-use, flexible, and seasonally adaptable urban environment. Architectural typologies, circulation systems, and open space concepts are tailored to accommodate this diversity of use. A central design element is a car-free promenade oriented toward the historic old town, acting as a social, functional, and visual axis within the quarter.The work serves as a model study for resilient and socially balanced urban development in tourism-impacted coastal regions of Mediterranean Europe.
