Ökologische Sanierung des Aspanger Hofs in Aspang Markt, Niederösterreich : Wohnkomfort, Kostenoptimierung und Klimaneutralität im Fokus

Abstract

Eine zentrale Zielsetzung der Europäischen Union ist es, mit dem European Green Deal bis 2050 Klimaneutralität zu erreichen, Österreich verfolgt dieses Ziel bereits bis 2040. Da der Gebäudesektor einen wesentlichen Anteil am Energieverbrauch und an den Emissionen hat, kommt energetischen Sanierungen von Bestandsgebäuden eine besondere Bedeutung zu. Diese tragen nicht nur zur Entlastung der Umwelt bei, sondern senken langfristig die Energiekosten und steigern zusätzlich die Wohnqualität sowie das allgemeine Wohlbefinden. Vor diesem Hintergrund untersucht diese Arbeit das Wohn- und Geschäftshaus Aspanger Hof in Aspang-Markt (Niederösterreich). Im Mittelpunkt steht die Sanierung des Wohnteils, wobei Energiebedarf, CO2-Emissionen und Kosten über den gesamten Lebenszyklus analysiert werden. Dafür werden unterschiedliche Sanierungsvarianten betrachtet, die sowohl Maßnahmen an der Gebäudehülle und Photovoltaik-Optionen als auch den Einsatz ökologischer und konventioneller Materialien umfassen. Für die Analyse wurden Gebäudenergiesimulationen, Ökobilanzierungen (Lebenszyklusanalyse, LCA) sowie Kostenanalysen (Lebenszykluskostenrechnung, LCC) durchgeführt. Die Ergebnisse dieser Arbeit verdeutlichen, dass alle Sanierungsvarianten den Endenergiebedarf gegenüber dem Bestand reduzieren können. Besonders der Einsatz erneuerbarer Technologien senkt das Treibhauspotenzial und leistet damit einen wichtigen Beitrag zum Umweltschutz. Auch bei den Lebenszykluskosten können durch Sanierungsmaßnahmen deutliche Optimierungen erzielt werden. Somit sollen die Ergebnisse dieser Arbeit eine Hilfestellung bieten, um herauszufinden, welche Sanierungsvariante mit welcher Materialauswahl für die Sanierung des Aspanger Hofs am besten geeignet ist, welche weiteren Faktoren berücksichtigt werden sollten und wie eine Sanierung möglichst praxisnah umgesetzt werden kann.

A central objective of the European Union is to achieve climate neutrality by 2050 through the European Green Deal, while Austria is already pursuing this goal by 2040. Since the building sector accounts for a significant share of energy consumption and emissions, energy-efficient renovations of existing buildings play a particularly important role. These not only help to relieve the burden on the environment but also reduce energy costs in the long term while simultaneously improving living quality and overall well-being.Against this background, this thesis examines the residential and commercial building Aspanger Hof in Aspang-Markt (Lower Austria). The focus is on the renovation of the residential section, analyzing energy demand, CO2 emissions, and costs over the entire life cycle. Various renovation options are considered, including measures to improve the building envelope, photovoltaic options, and the use of both ecological and conventional materials. For the analysis, building energy simulations, life cycle assessments (LCA), and cost analyses (life cycle cost analysis, LCC) were carried out.The results of this work make clear that all renovation options can reduce the final energy demand compared to the existing condition. In particular, the use of renewable technologies lowers the greenhouse gas potential and thus makes an important contribution to environmental protection. Significant optimizations of life-cycle costs can also be achieved through renovation measures. Therefore, the results of this work are intended to provide guidance in determining which renovation option and material selection are best suited for the renovation of the Aspanger Hof, which additional factors should be considered, and how a renovation can be implemented in the most practical way possible.
