Atelierhaus : Strategie zur Etablierung räumlicher, sozialer und energetischer Synergien durch transformative Umstrukturierung von Leerständen im Ortskern am Beispiel Kirchberg am Wagram

Abstract

Die vorliegende Arbeit entstand im Rahmen eines Gruppendiploms und beschäftigt sich mit der Reaktivierung von Leerstand im Ortskern am Fallbeispiel von Kirchberg am Wagram, einer niederösterreichischen Gemeinde der Kleinregion Wagram. Im Fokus steht die Entwicklung nachhaltiger Energiestrategien, die einen wichtigen Beitrag zur Erreichung der Klimaziele leisten sowie das Aufzeigen von Synergien zwischen räumlichen, sozialen und energetischen Aspekten. Konkret befasst sich die Arbeit mit der Umnutzung eines leerstehenden Wohnhauses am Marktplatz zu einem Atelierhaus für temporäres Wohnen und Arbeiten im Sinne eines Artist-in-Residence-Formats. Durch die Transformation des Bestands entsteht ein zeitgenössischer Wohn- und Arbeitsort, der kulturelle Impulse in den Ort trägt, lokale Netzwerke stärkt und den Marktplatz durch eine neue, öffentlich wirksame Nutzung belebt. Der Entwurf versteht das Gebäude als Raumkontinuum, als Abfolge räumlicher Situationen, die vom Straßenraum über den Eingang bis in den überdachten Innenhof führt und sich von dort zu Werkstatt, kuratorischem Büro sowie Arbeits- und Rückzugsbereichen verzweigt. Über Zwischenräume und Schwellen werden Sichtbarkeit, Zugang und Privatheit abgestuft und gesteuert. Dadurch kann der fließende Raum je nach Betriebszustand unterschiedlich aktiviert werden. Im Alltag als Rahmen für beiläufige Begegnungen und gemeinschaftlicher Arbeits- und Produktionsraum, bei öffentlichen Formaten als durchquerbares Gefüge mit dem Hof als Empfang und die Ateliers als Schaufenster. Ergänzend verfolgt die Arbeit energetische Strategien im Umgang mit dem Bestand, insbesondere die Reduktion beheizter Volumina und den Einsatz von Klimapufferzonen, die als integraler Teil des architektonischen Konzepts verstanden werden. Die Arbeit versteht das Projekt als exemplarisches Fallbeispiel für eine Bauwende im ländlichen Raum, in der soziale Aktivierung, räumliche Qualität und Energiefragen zusammen gedacht werden.

This thesis was written as part of a group thesis and deals with the reactivation of vacant properties in the city center, using the case study of Kirchberg am Wagram, a municipality in Lower Austria in a predominantly agricultural environment. The focus lies on the development of sustainable energy strategies that make an important contribution to achieving climate targets and highlighting synergies between spatial, social, and energy aspects. The work deals with the adaptive reuse of a vacant residential building on the market square into an atelier house for temporary living and working in the sense of an artist-in-residence format. Through the transformation of the existing building, a contemporary place for living and working emerges that brings cultural impulses to the town, strengthens local networks, and revitalises the market square through a new publicly visible use. The design conceives the building as a spatial continuum, a sequence of spatial situations that unfolds from the street via the entrance into the covered inner courtyard and from there branches to the workshop, curatorial office, and work and retreat areas. In-between spaces and thresholds regulate and gradate visibility, access, and privacy. As a result, the flowing space can be activated differently depending on its mode of operation. In everyday use, it provides a setting for incidental encounters and a shared space for work and production; during public formats, it becomes a traversable structure with the courtyard as a reception space and the ateliers as shop windows. In addition, the thesis pursues energy-related strategies in its approach to the existing building, particularly the reduction of heated volumes and the use of climate buffer zones, which are understood as an integral part of the architectural concept. The project is understood as an exemplary case study for a building transition in rural areas, in which social activation, spatial quality, and energy issues are considered together.
