Abstract:
Die vorliegende Arbeit behandelt das gründerzeitliche Gebäude in der Liechtensteinstraße 49 im 9. Wiener Gemeindebezirk und setzt sich mit der bislang fehlenden wissenschaftlichen Aufarbeitung seiner Bau- und Nutzungsgeschichte auseinander. Ausgangspunkt ist der unzureichend dokumentierte Bestand eines historisch bedeutenden, jedoch teilweise beeinträchtigten Gebäudes, im städtischen Kontext des Alsergrunds. Ziel der Arbeit ist es, trotz eingeschränkter Quellenlage, eine fundierte bauhistorische Analyse zu erstellen und darauf aufbauend ein Erhaltungskonzept für eine nachhaltige, zukünftige Nutzung zu entwickeln. Grundlage hierfür bildet die systematische Untersuchung der historischen Entwicklung, als Voraussetzung für den denkmalgerechten Umgang mit dem Bestand. Methodisch erfolgt eine Auswertung vorhandener Primär- und Sekundärquellen, ergänzt durch Begehungen vor Ort sowie durch zusätzliche Recherchen und Gespräche. Die gewonnenen Erkenntnisse werden zu einem zusammenhängenden historischen Profil verdichtet und durch eine Bestandsaufnahme sowie Zustandsanalyse ergänzt. Als Ergebnis entsteht eine umfassende Dokumentation der Bauphasen, der baulichen Veränderungen sowie des aktuellen Zustands, aus der konkrete Erhaltungsmaßnahmen abgeleitet werden. Damit wird eine belastbare Grundlage geschaffen, die sowohl die historische Entwicklung des Gebäudes nachvollziehbar macht als auch gezielte Maßnahmen für dessen zukünftige Nutzung und Sicherung ermöglicht.

This thesis examinates a Gründerzeit residential building located at Liechtensteinstraße 49 in Vienna’s 9th district and addresses the so far missing scientific examination/analysis of its construction and usage history. The starting point is the insufficiently documented state of a historically significant yet partially deteriorated building within the urban context of Alsergrund. The aim of the study is to develop a well-founded architectural-historical analysis despite the limited availability of sources and based on this, to formulate a conservation concept for its sustainable future use. The systematic investigation of the building’s historical development, forms the basis for an appropriate heritage-oriented approach of the existing structure. Methodologically, the study evaluates available primary and secondary sources, complemented by on-site inspections as well as additional research and interviews. The findings are consolidated into a coherent historical profile and further supported by a detailed survey and the assessment of the building’s condition. The result is a comprehensive documentation of the construction phases, structural transformations, and current condition, from which specific conservation measures are derived. This establishes a solid basis that clarifies the building’s historical development while enabling targeted strategies for its future use and preservation.
