Der Beitrag stellt die Möglichkeiten der Risikominimierung im Finanzierungslebenszyklus von Immobilien aus Bankensicht in den Mittelpunkt. Banken und Kreditinstitute tragen vor allem bei der Finanzierung von Bauträgervorhaben enorme Risiken, deren Höhe mit dem Projektfortschritt variiert. So sind die Risiken für die finanzierende Bank zu Beginn des Vorhabens in der Planungs- und Konzeptierungsphase am höchsten. Bei erfolgreichem Baufortschritt und einer angemessenen Vermarktung des Objektes nehmen sie ab. Im Beitrag werden die Besonderheiten im Umgang mit Immobilien ebenso beleuchtet wie der Ablauf, die Ziele, die Formen und die Risiken einer Immobilienfinanzierung. Die Sicht der Bank auf ihre Gestaltungsspielräume zur Minimierung ihrer Risiken orientiert sich am Risikopotential des gesamten Immobilienprojektes. Hier überlagern sich oftmals Risiken des Bauträgers und der Bank. Je nach Risikoart können Finanzierungsgeber unterschiedliche Absicherungsmaßnahmen treffen. Der Gestaltungsspielraum der Banken richtet sich an den Gegebenheiten des Objekts, des Bauträgers, der gewählten Finanzierung und dem rechtlichen Bezugsrahmen aus. In Österreich ist neben der Baugesetzgebung insbesondere das Bauträgervertragsgesetz und die Einrichtung der Treuhandschaft zu beachten, deren Handhabung an bestimmte Bedingungen gebunden ist. Die Immobilie selber bildet mit ihrem Zustand bezüglich Grund und Boden oder baulicher Art die Grundlage für daran ansetzende Planungen. Hier stellt sich die Durchführung von Machbarkeitsuntersuchungen, Wirtschaftlichkeitsund Renditeanalysen als unabdingbar für eine Risikominimierung aus Banksicht dar. Dazu gehören Analysen zur Marksituation, Standort, Nutzungskonzept, Wettbewerb, Baurecht, Kostenplanung sowie zum Finanzierungsmodell. Insbesondere Letzteres unterliegt den spezifischen Anforderungen des Finanzierungsgebers, z. B. Hinsichtlich Kreditsicherheiten, Laufzeit, Rückzahlungsmodalitäten, Covenants und einer risikoadäquaten Zinssatzbestimmung. Auch die individuelle Bonität des Kreditnehmers ist ein wichtiges Risikokriterium. Eine Risikooptimierung ist aus Bankensicht somit eine umfassende Aufgabe, für die eine große Auswahl an individuellen Finanzierungsbausteinen zur Verfügung stehen. Die Bewertung der Risiken sowie die darauf aufbauende Finanzierung sollte festgelegten Kriterien folgen, da die Immobilienfinanzierung für die Bank ein Ankerprodukt ist.
