Die vorliegende Arbeit stellt die Idee, Planung und Implementierung von nachhaltigen Technologien in der Altbausanierung in ihren Mittelpunkt. Der Bestand an urbanen Altbauten der Gründerzeit und des "Fin de Siècle" in Wien prägt das Stadtbild nachhaltig und zählt zu den gegenwärtig stark nachgefragten Immobilien. Die nachhaltige Sanierung dieser Altbauten verfolgt mehrere Ansätze: Von der energetischen Sanierung der Gebäudehülle über die Optimierung der Flächenzuschnitte bis zur Verbesserung der Gebäudetechnik reichen die ineinandergreifenden Maßnahmenbündel. Je nach Erhaltungszustand des Gebäudes, je nach der Position innerhalb des eigenen Lebenszyklus' und je nach Energiestandard des Gesamtobjektes werden Umfang und Art der sanierungstechnischen Strategien zu Anwendung gebracht. Nach der Einführung in die Charakteristika der Wiener Gründerzeithäuser, ihrer Stärken aber auch Schwachstellen, und nach der Vorstellung wichtiger bautechnischer Aspekte energetischer Sanierung von Altbauten, wird der Ursprung und das Gedankengebäude von Nachhaltigkeit im Allgemeinen und deren konzeptuelle Umsetzung im Bau- und Immobilienbereich im Besonderen vorgestellt. Die ökologischen Aspekte der nachhaltigen Sanierung umfassen das gesamte Spektrum des schonenden Umgangs mit Ressourcen und Rohstoffen. Einen nicht zu unterschätzender Beitrag zur Nachhaltigkeit bildet der Umgang mit Baumaterial, von der Herstellung über den Bauprozess bis zur stofflichen Wiederverwertung. Die Umweltaspekte kommen im Kontext der Schadstoffe, Treibhausgase, der Erhaltung von Naturräumen und dem besonders in Städten wichtigen Thema des Schallschutzes zur Sprache. Die ökonomischen Aspekte der Altbausanierung stellen Ansätze und Methoden der Wirtschaftlichkeitsanalyse vor, ausgehend von der Tatsache, dass das technisch Machbare und das wirtschaftlich Sinnvolle nicht an sich deckungsgleich sind, sondern einander erst in einem Prozess der Optimierung angenähert werden müssen. Aufbauend auf die Investitionskostenermittlung wird die Kapitalwertmethode zusammenfassend erläutert, da ein Sanierungsprojekt aus ökonomischem Blickwinkel als Summe von Investitionen über einen bestimmten Zeitraum definierbar ist. Während die ökologischen und die ökonomischen Aspekte der nachhaltigen Sanierung grundsätzlich mess- und kalkulierbare Kategorien darstellen, stellen die soziokulturellen Aspekte der Nachhaltigkeit alle jene Elemente in das Zentrum der Betrachtung, die nach dem sozialen Miteinander und der individuellen Selbstentfaltung fragen. Die Voraussetzungen von hoher Lebens- und Wohnqualität in alter Bausubstanz umfasst den bedarfsgerechten Wohnraum ebenso wie die Elemente der Behaglichkeit und Barrierefreiheit und versucht damit auch die Verbindung von Wohnen, Arbeit und Freizeit zu realisieren und zu unterstützen.
