Adaptierung und Generalsanierung von Plattenbauten

Abstract

Die Plattenbauten sind ein wichtiges baukulturelles Dokument für eine Epoche, dessen Ziel es war ein angemessenes und zeitgemäßes Wohnen für die Bevölkerung im Sinne des Sozialismus zu verwirklichen. Diese, im meist großem Umfang, vorhandene Bausubstanz abzutragen, wäre unvorstellbar.<br />Umso wichtiger ist es, die Erhaltung und Erneuerung von Plattenbausiedlung zu fördern. Durch entsprechende Sanierungskonzepte können die baulichen Mängel und einzelne Schwachstellen behoben und eine ganzheitliche Lösung im Hinblick auf eine zeitgemäße Bau- und Heiztechnik realisiert werden.<br />Ein weiterer Schwerpunkt dieser Arbeit ist die bauwirtschaftliche und -betriebliche Auswertung der gewählten Sanierungsmaßnahmen. Die Rentabilität der, auf Grund der durchgeführten Bauzustandsanalyse, gewählten Instandsetzungs- und Sanierungsmaßnahmen wurde in Abhängigkeit von den Bau- und Energiekosten dargestellt. Es wurde eine relativ kurze Amortisationszeitdauer von ca. 38 Jahren erzielt. Zudem konnte auch die Gesamtenergieeffizienz des bestehenden Wohngebäudes um ca. 70% reduziert werden.<br />Die Kosten einer thermisch-energetischen Sanierung sind wesentlich geringer als die Neuherstellungskosten einer Wohnhausanlage mit den gleichen bauphysikalischen Anforderungen. Gleichzeitig ist bei einer Sanierung der Außenfläche ein Umziehen der Bewohner nicht erforderlich.<br />Auch der Anfall an Abfällen ist im Vergleich zum Abbruch der betrachteten Anlage bei einer Sanierung wesentlich geringer. Dies trägt zu einem schonenden Umgang mit natürlichen Ressourcen bei. Daher ist eine thermisch-energetische Sanierung in Verbindung mit anderen Instandsetzungsmaßnahmen wesentlich kostengünstiger als ein Abbruch und Neuerrichtung einer entsprechenden Wohnanlage.<br />

The prefabricated buildings are an important cultural document for an epoch, whose goal it was to realize an appropriate and contemporary living for the population within the meaning of socialism.<br />It would be unimaginable to level these existing buildings.<br />It is therefore more important to promote the preservation and renovation of those prefabricated housing estate. Through appropriate renovation concepts can the structural defects and individual weak points be fixed and an integral solution realized in terms of a contemporary construction and heating technology.<br />Another focus of this work is the constructional and operational evaluation of the selected renovation measures. The profitability, on the basis of the construction stage analysis, selected restoration and renovation measures, have been shown as a function of the construction- and energy costs. It was a relatively short payback period of about 38 years achieved. In addition to this could also the energy efficiency of the existing residential building be reduced by about 70%. The costs of a thermal-energy-efficient renovation are much lower than the manufacturing costs of a residential complex with the same physical requirements. At the same time, during a renewal of the outer surface of the building is a relocation of the residents not required.<br />An accumulation on waste, in comparison to the demolition of the considered system is at a renewal significantly lower. This contributes to a considerate use of natural resources.<br />Therefore is thermal-energy renovation in conjunction with other restoration work much cheaper than demolition of existing and building of an appropriate new construction.
