Abstract:
Der Grundgedanke von Viktor Gruen: "Schaffung eines neuen, autofreien Stadtteils auf der grünen Wiese nach europäischem Vorbild mittels einer überdachten Mall", konnte nicht nach seinen Vorstellungen umgesetzt werden. Es entstanden Konsumtempel, die beispielsweise negative Auswirkungen hinsichtlich einer Verschiebung der Kaufkraft von der Innenstadt in die Randgebiete mit sich brachten. In den letzten Jahren gab es in Bezug auf Shopping Malls ein Umdenken.<br />Es wurden einige "integrierte" innerstädtische Einkaufszentren (EKZ) entwickelt, die sich harmonisch in die gewachsene Struktur der Stadt einfügen und so zur Belebung der Stadt beitragen.<br />Das Projekt "innerstädtisches EKZ" ist auf einem Grundstück zwischen dem Brunnenmarkt und dem Lerchenfelder Gürtel in 1160 Wien geplant. Es soll als Aufwertung für die Bewohner und als zusätzlicher Besuchermagnet dienen. Dabei ist auf die bestehenden Gegebenheiten und auf die derzeit vorhandene Marktsituation zu reagieren. Hierfür wurde versucht, eine Verzahnung des Gebäudes mit der bestehenden Struktur zu erreichen.<br />Die Anbindung an die öffentlichen Verkehrsmitteln ist durch die U6 Station Josefstädterstraße und diverse Straßenbahn- und Bushaltestellen in den angrenzenden Straßen gegeben. Eine offene Erdgeschosszone, eine maximal vermietbare Fläche von 11.000 m² sowie ein ausgeglichener Branchenmix können zur Belebung des gesamten Viertels beitragen. Bei der Erschließung und Orientierung bedarf es einer Symbiose zwischen Brunnenmarkt und EKZ. Die bestehende Baustruktur wurde aufgenommen und durch zweigeschossige Fassadenelementen im Erdgeschoß aufgelöst.<br />
