Die derzeitige wirtschaftliche Situation in Bezug auf Einkaufszentren in Österreich zeigt eine Stagnation der Verkaufsflächen auf einem hohen Niveau. Besonders innerstädtische Shoppingcenter haben kaum Chancen an neuen Plätzen errichtet zu werden, da die städtebauliche Planung diese Widmungen kaum mehr zulassen. Somit stehen jetzt wieder die Bestandobjekte, die vielerorts bereits am Ende Ihres Lebenszyklus angekommen sind im Fokus der Wirtschaft. Diese Entwicklung zeigt sich in den vielen Revitalisierungen im innerstädtischen Raum von Wien. Um solch eine Erneuerung durchführen zu können, stellen sich enen Mietermix. Verpasst man allerdings den richtigen Zeitpunkt, entsteht immenser Schaden bezogen auf das Image, den Mietermix und die Akzeptanz der Kunden. Die bereits bei der Errichtung entstandenen Konzeptfehler sind schwer wieder zu revidieren. Man muss dem Kunden den Weg ins Einkaufszentrum so einfach und bequem machen wie nur möglich und dass unter der Berücksichtigung des Bestandes. Weiters müssen die veralteten Sicherheitseinrichtungen den neuen Normen angepasst werden. Dies bedeutet Mietflächenverlust mit all seinen Nachwirkungen und die Entstehung von enormen Kosten. Diese Eingriffe in die Bestandsverträge kollidieren mit den darin enthaltenen starken Positionen der Mieter, mit diesen allerdings bei Vorlage eines durchdachten neuen Konzepts und durch eine gute Kommunikation gemeinsam eine neue erfolgreiche Zukunft gestaltet werden kann.
