Die Arbeit wurde auf Basis ausführlichen Literaturstudiums, Internet-Research sowie im Rahmen von Experteninterviews erarbeitet und zeigt die Besonderheiten jener Immobilie, die als einzige Immobilie täglich neu vermietet werden muss, auf. Die Hotelimmobilie, gehört der Gruppe der Sonderimmobilien an, deren Objekte auf eine spezielle, konkrete Nutzung mit geringer Drittverwendungsfähigkeit ausgerichtet sind. Die Bewertung einer derartigen Immobilie erfordert somit umfangreiche Informationen und Analysen zu Marktlage, Standort, Kategorie, Größe, Übernachtungspreis, Nachfrage, Zielgruppe etc. Der Wert einer Hotelimmobilie wird wesentlich vom Erfolg des mit ihr verbundenen Hotelbetriebes bestimmt und nicht wie in der Regel allein aus der Höhe der erzielbaren Mieten. Ein Überblick von nationalen und internationalen Bewertungsmethoden (Investment Method, DCF-Method, Profits Method) wird gegeben, auf internationale Standards, den speziellen Kontenrahmen der Hotellerie und den damit zusammenhängenden wichtigen Kennzahlen, wird ebenso eingegangen.
