Abstract:
In Wien wird in den nächsten Jahrzehnten infolge des überdurchschnittlichen Bevölkerungswachstums, dem Trend zu kleinen Haushalten und dem Wunsch nach mehr anteiliger Wohnfläche, ein großer Bedarf an zusätzlichen Wohnungen gegeben sein. Obwohl die Nachfrage am Wiener Wohnungsmarkt schon jetzt das Angebot übersteigt, nehmen Ansprüche und subjektive Erwartungen der Kunden zu und beeinflussen verstärkt das architektonische Konzept und den wirtschaftlichen Erfolg eines Projektes. Die nachhaltige Nutzung von Wohnbauprojekten verlangt daher im Vorfeld der Planungstätigkeit die Betrachtung markt- und bedarfsgerechter Kriterien, um eine gezielte Ausrichtung auf die Anforderungen künftiger Nutzer zu gewährleisten. Demgemäß werden in der vorliegenden Diplomarbeit neben der Entwurfsplanung eines städtischen Wohnbauprojektes auch die entsprechenden Entscheidungsgrundlagen für das Erreichen einer nachhaltigen Projektkonzeption thematisiert. Im Rahmen einer vorangestellten Machbarkeitsstudie bildet die umfassende Analyse von Standort, Markt, Nutzungskonzept und Wettbewerbsprojekten eine Grundlage für die darauf folgende Entwurfskonzeption und ermöglicht zusammen mit der Entwurfsidee sowohl Konkurrenzfähigkeit als auch Einzigartigkeit des Wohnbauprojektes.<br />

In the next few decades a great need for additional homes will be given in Vienna as a result of above-average population growth, the trend towards small households and the desire for more proportionate space. Although the demand on the Viennese housing market already exceeds supply, requirements and subjective expectations of the customers increase and affect more and more the architectural concept and the economic success of a project. Therefore, the sustainable use of residential buildings requires the analysis of criteria in line with the market and demand previous to the design, in order to ensure a specific focus on the needs of future users. Accordingly, in addition to the design of an urban housing project, the corresponding basis for decision for the achievement of a sustainable project design are brought up for discussion in this diploma thesis. In a preceding feasibility study, the comprehensive analysis of location, market, use concept and competitive projects forms a basis for the following design and, together with the draft idea, allows for both competitiveness and uniqueness of the housing project.
