Auch wenn ein Blick in die Bilanzen und Statistiken zeigt, dass Immobilien-Anlagen noch immer einen relativ geringen Anteil an den Gesamt-Kapitanlageportfolios von Versicherungsunternehmen ausmachen, hat die Immobilie allgemein in den vergangenen Jahren für die Kapitalveranlagung institutioneller Investoren an Bedeutung gewonnen: diese nutzen nunmehr die Immobilien-Anlage bzw. deren verschiedene Spielarten, um ihre Anlageportfolios zu mischen und so von Diversifikationseffekten zu profitieren. War ursprünglich die Direktinvestition in bestehende Objekte oder Projektentwicklungen die einzige Veranlagungsmöglichkeit, die erhebliche Nachteile mit sich brachte (wie z.B. die langfristige Bindung von Kapital und damit eingeschränkte Flexibilität, einen beträchtlichen Verwaltungsaufwand, relativ hohe Bewertungs- und Transaktionskosten etc.), so haben die vergangenen Jahre bzw. Jahrzehnte eine Vielzahl an indirekten Investitionsmöglichkeiten hervorgebracht, deren Vorteile vor allem in einem vergleichsweise niedrigen Kapitaleinsatz, geringem Verwaltungsaufwand, sowie -je nach Produkt -teilweise in einer kurzfristigen Wiederverkaufs- oder auch Rückgabemöglichkeit liegen. Versicherungsunternehmen, die zu den größten institutionellen Investoren in Österreich zählen, sind im Rahmen ihrer Kapitalanlagetätigkeit teilweise, dh. was die Veranlagung der so genannten Deckungsmittel anbelangt, an sehr strikte Anlagevorschriften gebunden, durch die ihnen zulässige Anlageformen sowie allgemeine Grundsätze vorgegeben werden. Was letztere anbelangt, so spielen vor allem Sicherheit und Rentabilität der Anlage eine große Rolle, aber auch die Ziele der Liquidität, Mischung und Streuung dürfen keinesfalls vernachlässigt werden. Des weiteren ist mittlerweile die Fungibilität zu einem wichtigen Schlagwort geworden. Der Entscheidung, ob in Immobilien investiert wird bzw. in welcher Form und auch in welchem Ausmaß, liegt in der Regel ein mehrstufiger systematischer Planungsprozess zu Grunde, in dessen Rahmen sich die Entscheidungsträger auf Basis vordefinierter Anlageziele klar werden müssen, wie das Immobilien-Portfolio strukturiert werden soll, und welche Auswirkung es folglich auf das Gesamtanlagen-Portfolio bzw. dessen Performance haben wird.
