Für großflächige Gewerbeimmobilien werden oft Mietverträge mit einem langjährigen Kündigungsverzicht für den Mieter ausgestaltet. Zu diesem Zeitpunkt des Auslaufens des vereinbarten Kündigungsverzichtet ist das Mietobjekt meist schon etwas "in die Jahre gekommen" und entspricht oft in vielerlei Hinsicht nicht mehr ganz dem Status quo. In diesem Zusammenhang wurde in der vorliegenden Arbeit untersucht, welche Arten der Verwertung bzw. Drittverwertung grundsätzlich möglich sind und welche im Hinblick auf die jeweils verbleibende wirtschaftliche Restnutzungsdauer sinnvoll sind bzw. ob allfällige Investitionen die wirtschaftliche Restnutzungsdauer entsprechend positiv beeinflussen können. Im Zuge der vorliegenden Arbeit wurde weiters insbesondere untersucht, welche Faktoren letztlich für eine erfolgreiche Anschlussverwertung entscheidend sind sowie welche Investitionen klassischerweise - aus Basis des heutigen Stand der Technik und des heutigen Immobilienmarktes - erforderlich sind. Dabei wurden vor allem auf die relevanten wirtschaftlichen, energietechnischen, ökologischen, technischen und infrastrukturellen Entscheidungsparameter herausgearbeitet. Ebenso wurde aufgezeigt, welche Aspekte bereits während der Bauphase berücksichtigt werden sollen, um eine Weiterverwertung an einen Dritten zu einem Zeitpunkt sehr lange nach Baufertigstellung ermöglichen bzw. gewährleisten, d.h. welche Faktoren die Drittverwendungsfähigkeit einer Gewerbe-/Büroimmobilie generell beeinflussen. Schlussendlich wurde die Thematik anhand von zwei in Wien sehr bekannten Fallbeispielen illustriert, in denen erfolgreich eine wirtschaftlich sinnvolle Vorgehensweise für die Phase nach einer langjährigen Verwertung einer Immobilie konzipiert wurde.
