Vorliegende Arbeit beschäftigt sich mit den "Auswirkungen von Sanierungsmaßnahmen auf die wirtschaftliche Restnutzungsdauer". Dabei werden einerseits theoretisch div. Sanierungsbegriffe abgegrenzt und definiert, sowie deren Einflussnahme auf die wirtschaftliche RND untersucht. Im weiteren, empirischen Teil findet ich eine Studie über eine Auswahl an Kriterien zum Immobilienkauf, die eine Auswirkung auf die RND haben können bzw. über ihre Relevanz. Es konnte festgestellt werden, dass sich die Lebensdauer von der Nutzungsdauer von Immobilien unterscheidet. Hier ist eine Unterscheidung zwischen wirtschaftlicher und technischer Nutzungsdauer zu treffen. Das Ergebnis der theoretischen Auseinandersetzung mit der wirtschaftlichen Nutzungsdauer zeigt, welche Einflüsse auf sie wirken: Der Markt hat bestimmte Bedürfnisse, die nicht erfüllt werden, wenn Modernisierungen unterbleiben. Dies hat direkt negative Auswirkungen auf die Vermietbarkeit. Unterbleibt nun die Vermietung, wirkt sich das wiederum negativ auf die Rentabilität aus, welche zentrales Kriterium für die Feststellung der wirtschaftlichen Nutzbarkeit (wirtschaftliche Nutzungsdauer) ist. Somit ist im Umkehrschluss der Zusammenhang zwischen Marktbedürfnissen und der wirtschaftlichen Nutzungsdauer erwiesen. Da die wirtschaftliche Nutzungsdauer Teil der Gesamtnutzungsdauer ist, ist dieses Ergebnis analog für die Restnutzungsdauer als Teil der Gesamtnutzungsdauer anzusehen. Die theoretische Untersuchung der verschieden Sanierungsmaßnahmen ergab eine eigens entwickelte Definition für den Begriff Modernisierung: Unter Modernisierung wird jener Teil aller baulichen Maßnahmen jeglicher Art (Instandhaltung, Instandsetzung, Herstellung) verstanden, der über den ursprünglichen technischen oder marktgerechten Zustand hinausgeht und somit zu einer Verbesserung führt. Eine Modernisierung kann die technische und die wirtschaftliche Nutzungsdauer verlängern. Weiters wird eine wissenschaftliche Theorie über die Quantifizierbarkeit der Verlängerung der Restnutzungsdauer durch Modernisierungen der Arbeitsgemeinschaft der V orsitzenden der Gutachterausschüsse für Grundstückswerte in Nordrhein-Westfalen vorgestellt und interpretiert. Eine empirische Untersuchung hat das Ziel die Marktbedürfnisse zu bestimmen und deren Relevanz aufzuzeigen. Durch quantitative Datenerhebung in Form von Telefoninterviews wurden 50 Immobilienmakler befragt und 998 Daten erhoben. Diese wurden ausgewertet und grafisch dargestellt. Es wurde nach wissenschaftlicher Forschungsmethodik vorgegangen. Die verbale Interpretation ergab, dass für Käufer fremdgenutzter Immobilien alle Kriterien mit über 50 % ausschlaggebend sind, während bei eigengenutzten Immobilien die Kriterien Reparaturrücklage, Gewährleistung im Neubau, Vermietungsattraktivität des Zustandes, Restnutzungsdauer, vergangene Sanierungen und Optischer Zustand der Allgemeinteile eine hohe Relevanz haben.
