Abstract:
Ziel dieser Diplomarbeit ist es, einen Überblick über die verschiedenen Methoden zur Einzugsgebietsabgrenzung, ihre Realitätsnähe und ihr Benutzerfreundlichkeit aufzuzeigen.<br />Zentrale Fragen liegen dabei auf folgenden Aspekten:<br />1. Gibt es unterschiedliche Methoden zur Abgrenzung von Einzugsgebieten? 2. Welche Aspekte und Standortfaktoren spielen bei der Abgrenzung von Einzugsgebieten eine zentrale Rolle? 3. Wie unterschiedlich werden die Einzugsgebiete definiert und welche Folge hat dies auf die Abgrenzung und deren Realitätsnähe? 4. Wo liegen die Vor- und Nachteile der verschiedenen Methoden? 5. Wie benutzerfreundlich können die Methoden bewertet werden und sind sie in ihrem Erhebungsaufwand ökonomisch vertretbar? Nach der Abgrenzung der angewandten Begrifflichkeiten und einer genauen Darstellung der Methoden wurde zuerst das bestehende Einzugsgebiet der Lugner City analysiert. Weiters wurden alle untersuchten Methoden angewandt und ihre Ergebnisse tabellarisch wie auch graphisch dargestellt sowie ausführlich erläutert. Das Ergebnis der Methoden wurde schließlich auf seine Realitätsnähe hin geprüft und mit dem bestehenden Einzugsgebiet der Lugner City verglichen. Die Untersuchungen haben folgende Ergebnisse gebracht:<br />- Weder Kreis- noch Zeitdistanzmethode liefern realitätsnahe Ergebnisse.<br />Werden diese Methoden in der Praxis trotzdem angewandt, so ist die Zeitdistanzmethode vorzuziehen. Dabei ist dies nur als grober Annäherungsversuch zu betrachten. Wird das Ergebnis der Zeitdistanzmethode noch zusätzlich durch die reale Konkurrenzsituation angepasst, ist dies sicherlich von Vorteil. In jedem Fall kann jedoch davon ausgegangen werden, dass das Einzugsgebiet nur sehr grob und mit vielen Fehlern behaftet sein wird.<br />- Die angewandten deterministischen Methoden sind für die Einzugsgebietsabgrenzung innerhalb von Städten - wie bei dem vorliegenden Beispiel der Lugner City in Wien - ungeeignet und liefern keine befriedigenden Ergebnisse. Besonders unbefriedigend kommt der Umstand zum Tragen, dass die Einkaufsorte in keiner Weise näher betrachtet werden.<br />Schließlich können keine Überschneidungsbereiche berechnet werden, da alle angewandten Methoden (deterministische Gravitationsmodelle) eine absolute Grenze definieren, wodurch jeder Ort einem bestimmten Einkaufsort zugerechnet werden kann.<br />Für die zu Beginn dieser Arbeit festgelegte Fragestellung zeigen sich diese Methoden jedoch völlig ungeeignet, da deterministische Modelle nur unter Einhaltung bestimmter Voraussetzungen realistische Ergebnisse bringen können. Die Annahme, dass die einzelnen Wiener Gemeindebezirke als Städte angesehen werden können, hat sich als falsch erwiesen, da hier keine sinnvollen Ergebnisse erziel werden können.<br />- Der Verfasser kommt zum Schluss, dass die probabilistischen Gravitationsmodelle (stochastisches Gravitationsmodell von HUFF und die ökonometrische Methode der Gfk-Nürnberg) gute und benutzerfreundliche Ergebnisse liefern. Es scheint jedoch nach der Betrachtung der Ergebnisse "nur" als gute Basis für weitere Einschätzungen und Anpassungen durch Erfahrungswerte geeignet zu sein. Der Verfasser rät daher davon ab, diese Methoden als die einzig möglichen Vorgehensweisen zu betrachten. Es kann daher schlussfolgernd festgehalten werden, dass die Einzugsgebietsabgrenzung von drei wesentlichen Faktoren abhängig ist:<br />1. Entfernung vom Wohnort bzw. Kaufkraftstandort zu den Einzelhandelsagglomerationen und dem Projekt 2. Die Attraktivität der Einzelhandelsagglomerationen und dem Projekt (Die Attraktivität der Einzelhandelsagglomerationen und des Projekts, welche sich aus obigen bedien Punkten bestimmen lässt) 3. Konsumgewohnheiten der Bevölkerung Die Genauigkeit mit der diese Aspekte erhoben, bestimmt und bewertet werden, hat erhebliche Auswirkungen auf die Genauigkeit der Ergebnisse.<br />Es kann daher damit gerechnet werden, dass bei der regelmäßigen Abgrenzung von Einzugsgebieten, womöglich in unterschiedlichen Regionen und Ländern, eine Vielzahl von Daten selbst erhoben werden muss.<br />Statistische Daten liefern hierbei eine solide Basis, welche jedoch aus der Einschätzung des Verfassers dieser Arbeit als nicht ausreichend zu bewerten sind, weshalb zusätzliche Erhebungen zu empfehlen sind.
