Schlüsselhof 2 : Revitalisierung des Schlüsselhofs und Entwurf eines Wohnbaus in Steyr

Abstract

Der Schlüsselhof ist ein historisches Gebäude, das nach 800-jährigem Bestehen nun vor dem Verfall steht. Gibt es keine sinnvolle Nutzung, so fehlt auch der entsprechende Bauunterhalt zur Instandhaltung des Gebäudes.<br />Die Arbeit behandelt das gesamte Grundstück des Schlüsselhofes und beinhaltet die Revitalisierung des Gehöfts und eine neue Wohnbebauung für Großteils junge Familien auf der dazugehörenden freien Fläche neben an.<br />Die primäre Aufgabe für die Revitalisierung des Schlüsselhofs stellt die Entwicklung eines Nutzungskonzepts dar, welches sowohl inhaltlich als auch baulich auf das Gebäude zugeschnitten und nachhaltig ist. Die Auseinandersetzung mit der Geschichte sowie die genaue Analyse der baulichen Beschaffenheit war dafür die Voraussetzung.<br />Die in der Arbeit vorgestellte Nutzung ist deshalb so gewählt, dass nur wenige Umbaumaßnahmen notwendig sind und somit die Gebäudesubstanz geschont werden kann. Gleichzeitig soll diese Variante der Revitalisierung eine wirtschaftlich günstigere Lösung darstellen, als ein Abbruch mit anschließendem Neubau.<br />Die neue Wohnbebauung ist eine Konzeption aus Reihenhäusern und einem Geschosswohnbau, deren Gestaltung aus der Bestandsstruktur entwickelt ist und einen harmonischen Übergang zur umliegenden Bebauung bildet.<br />Die Freiraumgestaltung mit Privatgärten, neuer Wegeführung, öffentlichen Plätzen und Naschgärten ergänzt das ganze Projekt.<br />Ziel dieser Arbeit ist es einen positiven Impuls zur Erhaltung des Schlüsselhofes zu liefern.<br />

The Schlüsselhof is a more than 800-year-old building, which is now threatened by dilapidation. If there is no reasonable utilization, there is also no according servicing for building maintenance.<br />The thesis handles the whole Schlüsselhof district and contains the revitalization of the grange and the design of new residential buildings for young families on the appertaining area.<br />The prime task of revitalization describes the development of a concept for sustainable utilization, which is tailored to the content and the structure of the building. A study of the history and an accurate analysis of the constructional conditions was necessary at the beginning.<br />The utilization, which is illustrated in the thesis, was chosen because of less conversion measures necessary and protection of the building stock.<br />This example of revitalization should show an economically more favorable solution than demolition followed by a new construction.<br />The residential area is a composition of row housing and an apartment complex. The shape of the new buildings was developed from the old construction and form a harmonic transition to the surrounding buildings.<br />The design of the open area including private gardens, new pathways, public places and 'nibble' gardens completes the whole project.<br />The goal of the thesis is to provide a positive impulse on preservation of the Schlüsselhof.
