Die Auswahl einer geeigneten Büroimmobilie ist aufgrund des hohen Angebots , komplexer denn je. Gerade auch bei einer solch wichtigen Entscheidung sollte sich das Unternehmen vorab genau darüber Gedanken machen, welche Ansprüche an einen Bürostandort gestellt werden. Im Rahmen dieser Masterthesis hat man sich zur Aufgabe gemacht, den hierfür notwendigen Entscheidungsprozess aufzuschlüsseln und vor allem die klassischen Standortfaktoren zu analysieren. Die wichtigsten Entscheidungskriterien sind die sogenannten klassischen Standortfaktoren, hierzu zählen Faktoren wie Lage, Infrastruktur, Umgebung, Verkehrsanbindung und vieles mehr. Nicht jede Büroimmobilie kann all jene Kriterien vollständig erfüllen, die Unternehmen müssen somit teilweise Abstriche bei der Standortauswahl machen. Es stellt sich somit die Frage, ob man gewisse Schwächen der klassischen Standortfaktoren einer Immobilie, wie zum Beispiel bei der Verkehrsanbindung, durch gewisse Add-Ons beziehungsweise Zusatzleistungen für die MieterInnen, kompensieren kann. Eine Möglichkeit, um dieses Problem zu verringern oder sogar zu eliminieren, wäre beispielsweise ein Mobilitätskonzept für die Unternehmen vor Ort. Welches den Firmen die Möglichkeit bietet, durch den hauseigenen Shuttlebus, von dem Objekt direkt ins Zentrum gefahren zu werden. Für die Beantwortung dieser Fragestellung wurde abgesehen von der Literaturrecherche, eine Mixed-Method- Analyse herangezogen. Es wurde eine quantitative Onlineumfrage mit MieterInnen zweier vergleichbarer Bürostandorte durchgeführt und basierend darauf die Arbeitshypothese beantwortet. Des Weiteren wurde eine qualitative Methode für die Beantwortung der Forschungsfrage ausgewählt, hierfür wurden ExpertInneninterviews mit Fachleuten aus dem Wiener Immobilienmarkt durchgeführt. Beide Analysen haben das idente Ergebnis gezeigt, es konnte aufgrund der Datenanalyse, festgestellt und begründet werden, dass sogenannte Add-Ons die Schwächen der klassischen Standortfaktoren kompensieren können.
