Abstract:
Das zentrale Thema dieser Arbeit ist der Erhalt des historischen Bestandes im 13. Wiener Gemeindebezirk. Der Fokus liegt dabei auf einem leerstehenden Gebäude in Hietzinger Cottage Viertel mit der Grundstücksadresse Beckgasse 14.Um die Baugeschichte des Objektes zu rekonstruieren, wird zuerst die Entwicklung des Bezirkes und die Entstehung des Hietzinger Cottage Viertels beschrieben. Anhand der städtebaulichen Analyse und der Bauakte des Gebäudes wird anschließend eine ungefähre Datierung des Gebäudes erstellt und eine mögliche Erklärung für die derzeitige Situation gegeben. Weitere Eigenschaften, in Bezug auf die Konstruktion und architektonische Gestaltung, werden durch einen Vergleich mit den benachbarten Gebäuden festgehalten.Für die Entwicklung eines rentablen Entwurfs, der dem aktuellen Flächenwidmungsplan entspricht, wird eine ökonomische Analyse anhand verschiedener Developerrechnungen angestellt. Dabei werden vier mögliche Varianten - Sanierung, Aufstockung,Flächenausgleich und Neubau - miteinander verglichen. Das Resultat der Analyse lautet,dass sowohl der Flächenausgleich als auch der Neubau eine ähnliche Rentabilität habenund die beiden erstgenannten Varianten aus ökonomischer Sicht dominieren. Da durch den Flächenausgleich gleichzeitig auch der Erhalt des historischen Bestandes gewährleistet werden kann, wird argumentiert, dass diese Variante dem Neubau vorzuziehen wäre, und ein konkretes Projekt dazu entworfen.Für die Bebauung einer zusätzlichen Fläche werden für den Entwurf mehrere Varianten getestet. Das neue Volumen sollte keine negativen Auswirkungen auf die direkte Umgebung haben und somit wird ein direkter Anbau an den Bestand unter vorwiegender Verwendung erneuerbarer Ressourcen vorgeschlagen.

The aim of this thesis is the preservation of heritage buildings in the 13th district of Vienna.The focus of the analysis is an abandoned property in the Cottage district of Hietzing with the address Beckgasse 14.In the introduction the historical development of the Cottage districts and the formation of the Hietzinger Cottage Viertel are described. Based on an urban development analysis and the historical file of the building an approximate date for the initial construction is given and an explanation for the current situation is suggested. Further properties of the construction detail and the architectural design are identified subsequently by comparing Beckgasse 14 with its neighbouring buildings.In order to develop an economically viable and profitable solution that corresponds to the current zoning plan, an economic analysis is carried out on the basis of various developer calculations. Four possible modification variants - renovation, height increase, expansion and new development - are compared. It turns out that the last two concepts are similar interms of profitability and dominate the first two variants from an economic perspective. As the expansion variant can also guarantee the preservation of the historical building, it is argued that this variant is to be preferred and consequently an expansion project is developed.Several forms of building expansion are tested with the aim that the new volume should not have a negative impact on the immediate surroundings. Finally, a direct extension of the existing building using predominantly renewable resources was chosen for the project.
