Perspektiven für den Stiftungshof

Abstract

Der sogenannte „Stiftungshof“ an der Ecke Roseggergasse / Maderspergerstraße in 1160 Wien wurde 1898 von der Kaiser-Franz-Josef-I-Jubiläumsstiftung mit dem Ziel errichtet, Wohnraum für die armen Bevölkerungsschichten zu schaffen. Aktuell befindet sich die Liegenschaft im Privatbesitz und soll gewinnbringend verwertet werden. Der Flächenwidmungs- und Bebauungsplan eröffnet die Möglichkeit das Gebäude zum Hof hin auf 15 Meter Trakttiefe zu erweitern und mehrere Dachgeschosse auszubauen. Im Rahmen der Diplomarbeit wurden mehrere Vorstudien aus der Eigentümer:innensicht und aus der gesellschaftlichen Perspektive evaluiert. Zwei Varianten wurden ausgewählt und jeweils in einer Hauptstudie insbesondere baulich-räumlich detailliert und hinsichtlich ihrer Wirtschaftlichkeit analysiert. Demgemäß wurde auch eine Detailstudie ausgearbeitet, die den Dokumentationswert der historischen Bausubstanz erhält und die ursprüngliche Idee der Schaffung von kostengünstigem Wohnraum durch die gemeinsame Nutzung von Räumen (Stichworte Co-Living und Co-Housing) wiederaufnimmt. Als bemerkenswertes Fazit ist aus wirtschaftlicher Perspektive festzuhalten, dass die Projektumsetzung der ursprünglichen Idee des Stiftungshofs, nämlich die gemeinsame Nutzung von Räumen (Stichworte Co-Living und Co-Housing), auch heutzutage als Verwertungsstrategie zu empfehlen ist und unter Berücksichtigung weiterer Aspekte der vermeintlich gewinnmaximierenden Wohnnutzflächenoptimierung der Vorzug zu geben ist.

The so-called "Stiftungshof" at the corner of Roseggergasse / Maderspergerstraße in 1160 Vienna was built in 1898 by the Kaiser Franz Josef I Jubilee Foundation with the aim of providing housing for the poor population. Currently, the property is privately owned and is intended to be profitably developed. The zoning and development plan allows for the possibility of expanding the building towards the courtyard to a depth of 15 meters and adding several additional floors. Several preliminary studies were evaluated within the scope of the thesis from both the owner's perspective and the societal perspective. Two variants were selected and each was detailed in a main study, particularly focusing on architectural and spatial aspects, and analyzed for their economic viability. Accordingly, a detailed study was also developed, preserving the documentation value of the historical building substance and reviving the original idea of creating affordable housing through the shared use of spaces (keywords: co-living and co-housing). As a notable conclusion from an economic perspective, it is worth noting that the implementation of the original idea of the Foundation Court, namely the shared use of spaces (keywords: co-living and co-housing), is still recommended as a development strategy today, and considering further aspects of supposedly profit-maximizing residential area optimization, it is preferable.
