Gebäude werden, oft lange bevor sie das Ende ihrer Lebensdauer erreicht haben, abgerissen, meist um Platz für einen Ersatzneubau zu schaffen, der den aktuellen Bedarf an Wohnraum zum Zeitpunkt der Planung deckt. Doch nicht nur das Bestandsgebäude, sondern oft auch die Bewohner*innen, verschwinden. Es wird also nicht nur alte Bausubstanz, sondern auch eine vertraute Nachbarschaft als Ort der Begegnung und des sozialen Austauschs, Freiräume mit langjährig gewachsener Vegetation und Kulturgut, vernichtet. Die ehemalige Arbeiter*innensiedlung am Linzer Froschberg verfügt über eine hohe Bestandsqualität, wie den überdurchschnittlich hohen Anteil an Grünraum, und der zentralen Lage in der Stadt. Doch weist die Siedlung einige Defizite auf. Die Freiräume werden individuell privatisiert, das Wohnungsangebot ist homogen und das Verdichtungspotenzial bei weitem nicht ausgeschöpft. Im Zuge der Arbeit wurde, unter Berücksichtigung der Qualitäten des Bestands, ein Leitfaden für eine sinnvolle und moderate Verdichtung, sowohl auf städtebaulicher als auch auf prototypischer Ebene, entwickelt. Im Hinblick auf die steigenden Rohstoffpreise und den nicht konkret abzuschätzenden Bedarf an Wohnraum in der Zukunft kann mittels verschiedener Verdichtungsstrategien das Gebiet sukzessive nachverdichtet werden und ein zeitgenössisches Leben innerhalb eines bestehenden städtischen Gefüges ermöglicht werden.

Buildings are often demolished long before they reach the end of their lifespan. Usually to create space for a replacement building that covers the current living space requirements at the time of planning. But not only the existing building disappears, but often also the residents. Not only old building fabric is destroyed, but also a familiar neighborhood as a place of encounter and social exchange, open spaces with vegetation and cultural assets that have grown over many years.The former workers‘ housing estate on Linz‘s Froschberg has a high quality in some areas, such as the above-average proportion of green space and the central location in the city. But the settlement has some deficits too. The open spaces are being privatized individually, the range of apartments is homogeneous and the potential for densification is not exhausted.In the course of this work, a guideline for a sensible and moderate densification, both on an urban planning and a prototypical level, was developed, taking into account the qualities of the existing building. In view of the rising raw material prices and the need for living space in the future, which cannot be specifically estimated, the area can be successively processed using various densification strategies, thus enabling contemporary life within an existing urban structure.
