Fertigbetonelemente im Hochbau : Kostenanalyse mit besonderem Augenmerk auf Größe, Lage und Struktur des Gebäudes

Abstract

Die Bauwirtschaft ist ein sehr fortgeschrittener Wirtschaftszweig. Stätige technologische Weiterentwicklungen der Bauverfahren, -techniken und -materialien sind unumgänglich geworden und die Massenproduktion hat mit der Produktion von Betonfertigteilen bereits seit Jahrzehnten Einkehr in der Bauindustrie gehalten. Mit der Entwicklung der Betonfertigteilproduktion in den 50er Jahren des 20. Jahrhunderts können nun Wände, Decken, Säulen und Treppen in Fabriken vorgefertigt werden und dadurch die Arbeitszeit auf der Baustelle verkürzt, der Personalaufwand verringert und die Kosten gesenkt werden. Die Wirtschaftlichkeit derartiger Vorfertigungen ist jedoch von einigen Faktoren abhängig: Individuelle Teile werden durch standardisierte Elemente ersetzt, um größere Mengen wirtschaftlich produzieren zu können. Somit sind Form, Struktur und Architektur eines Bauwerks ausschlaggebend für die rentable Fertigung mittels Fertigbetonelementen. Des Weiteren nehmen Verkehr und Mobilität stets zu und sind wichtige Bestandteile einer wirtschaftlichen Planung. Die Transportkosten machen einen großen Anteil der Bauwerkskosten aus. Daher ist die Transportlogistik ein entscheidender Punkt für den Erfolg eines Bauprojektes. Auch der große Logistikaufwand innerhalb eines Fertigbetonwerkes sollte nicht vernachlässigt werden. Zahlreiche Materialien, welche normalerweise erst auf der Baustelle benötigt werden, müssen zum richtigen Zeitpunkt im Werk vorhanden sein, um das Fertigelement produzieren zu können. Im Zuge dieser Diplomarbeit wird das Fertigbetonelement von der Produktion im Fertigteilwerk bis hin zum Einbau auf der Baustelle beleuchtet. Begonnen wird mit den Ausgangsstoffen des einzelnen Elementes, deren Besonderheiten bei der Produktion, der Lagerung und dem Transport bis hin zum Versetzen auf der Baustelle und deren Nachbehandlung. Außerdem wird auf die Logistik im Fertigteilwerk ein besonderes Augenmerk gelegt. Um die Kosten der Fertigbetonelemente, bestehend aus Herstell-, Transport- und Einbaukosten, der unterschiedlichen Gebäudetypen vergleichen zu können, wird ein Kostentool entwickelt. Damit werden die entstehenden Kosten, bezogen auf Lage, Größe und Struktur des Gebäudes, aufgezeigt. Mit Hilfe des selbst entwickelten Kostentools wird die Forschungsfrage 'Wie sieht die Kostenverteilung eines Bauvorhabens aus Fertigbetonelementen hinsichtlich Herstell-, Transport- und Einbaukosten aus? Sind die Kosten dieser drei Teilbereiche gleichmäßig verteilt und welche Auswirkungen haben Größe, Lage und Struktur sowie weitere Einflüsse auf die Kostenaufteilung?' Die durchgeführten Projektstudien mittels Kostentool haben ergeben, dass rund 30% der Gesamtkosten auf die Herstellung anfallen, zirka 10% entstehen durch den Transport und der Großteil der Kosten entsteht auf der Baustelle beim Einbau und Versetzen der Fertigelemente. Diese Verteilung ändert sich auf Grund der Lage, Größe und Struktur nicht gravierend. Einflüsse wie Bestellmenge, Vorlaufzeit, Elementgröße, Einarbeitungszeit usw. können jedoch einen sehr großen Einfluss auf die Gesamtkosten und somit auf die Kostenverteilung haben. Die Kosten des Bauvorhabens je Nutzfläche sind sehr von Gebäudenutzung, -typ und Bauweise abhängig und können stark variieren.

The building industry is a very fast moving industrial sector. Technological progress and continuous development of construction processes, -techniques and -materials became inevitable and made mass production - together with the fabrication of precast concrete elements - settle already some decades ago in this very sector. As a result of the development of precast concrete elements during the fifties of the 20th century, walls, ceilings, columns and staircases can now be prefabricated, which reduces the working time on the construction site, staff expenses and costs. However, the economic efficacy of such precast units is dependent on the following factors: Individual components are replaced by standardized ones in order to produce higher amounts in an economically profitable way. This leads to the fact that form, structure and architecture of a building are crucial for the viability of the assembly via precast concrete elements. Furthermore, traffic and mobility are steadily increasing and are important components of profitable planning. The transport costs make up a great part of the whole construction costs, which indicates that the transport logistic is of vital importance for the success of each building project. In addition, the high logistical efforts within a precast concrete factory should not be neglected. Lots of materials, which normally are not needed until work starts at the construction site, have to be present in the factory at the right time for the production of the precast components in advance. In the course of this diploma thesis, the journey of precast concrete elements is examined from their production in the precast factory to their inset at the construction site. First of all, the raw materials of the singe elements are described, with all their special features, their storage and their transport up to putting them in place at the construction site and sealing. Another big chapter deals with the logistics within a precast element factory. In order to compare the different costs of precast concrete elements for different building types - composed out of production-, transport- and installation costs - a cost tool is being developed, which helps to show the evolving expenses with regards to size, site and structure of a building. With the help of this self-developed cost tool, the research question 'What does the cost distribution of a building project with precast concrete elements concerning production, transport and installation costs look like? Are the expenses of these three parts equally distributed and what effects do size, location, structure and other influences have on the cost distribution?' is being answered. The results of the conducted project studies are that approximately 30% of the whole costs are used for the production, 10% for the transport and the majority arises on the construction site during installation of the precast elements. The distribution does not vary significantly due to location, size and structure, but parameters like ordered quantities, lead-time, element size, period of vocational adjustment and so on may have a large impact on the overall costs and therefore on the cost distribution. The costs per effective area of the construction project are dependent on the use of the building, its type and construction method and may vary a lot.
