Der 1976 errichtete Handelskai 214 ist eine typische „Wohnmaschine“ seiner Zeit: Ein riesiger Riegel, der zwar technisch funktionierte, aber am menschlichen Maßstab vorbeigeplant wurde. Durch die monotone Architektur und die fehlenden Gemeinschaftsflächen ist das Gebäude heute eher eine reine Schlafstätte als ein echter Wohnort – die langen, dunklen Gänge erzeugen Angst statt Nachbarschaft. Meine Arbeit bricht diese starre Struktur auf, um die bisher verschwendeten Potenziale wie die leeren Dachterrassen und die riesigen, ungenutzten Außenanlagen endlich für die Menschen nutzbar zu machen. Durch gezielte Eingriffe in die Betonfassade und die Tragstruktur entstehen helle Erschließungszonen und neue Räume für die Gemeinschaft, die die Isolation der Bewohner beenden. Ziel ist es, die Härte und Brutalität des Bestands zu nehmen und die anonyme Großstruktur in ein Haus zu verwandeln, in dem man nicht nur übernachtet, sondern gerne lebt.

Handelskai 214 stands as a monument to the 1970s ideal of the “living machine”: a massive structure designed for technical efficiency, but one that largely neglected the human scale. Today, this functionalist legacy has resulted in a building that serves as a place to sleep, yet fails to be a place to truly live. Its monotonous architecture, coupled with long, dark corridors and a lack of communal spaces, fosters anonymity and isolation among residents.This thesis proposes a comprehensive transformation to unlock the building’s dormant potential. By breaking open the rigid concrete grid, the design activates previously wasted resources, such as the vacant roof terraces and the expansive, underused outdoor grounds. Strategic interventions in the facade and load-bearing walls introduce natural light and create new social hubs, replacing the atmosphere of a dormitory with that of a community. The ultimate goal is to humanize the brutalist giant, proving that even an anonymous megastructure can be adapted into a vibrant, people-centered home.
