Wenn aus Spuren Geschichten werden : Biografie eines Wiener Zinshauses

Abstract

Kaum eine Gebäudetypologie prägt Wien so stark wie das historistische Zinshaus. Viele dieser Gebäude stehen unter Denkmalschutz oder befinden sich in Schutzzonen, in denen zwar die äußere Erscheinung bewahrt werden soll, bauliche Veränderungen jedoch dennoch möglich sind. Dadurch kommt es häufig zu Eingriffen wie Fenstertausch oder Dachgeschoßausbauten, die das ursprüngliche Erscheinungsbild deutlich verändern. Zugleich weisen viele Zinshäuser eine lange Umbaugeschichte auf, die aufgrund wechselnder Eigentümer*innen und lückenhafter Überlieferungen oft nur schwer nachvollziehbar ist. Während historisch „bedeutende“ Gebäude meist gut dokumentiert sind, gibt es zu vielen Zinshäusern in den Vorstädten kaum Informationen.In meiner Diplomarbeit möchte ich eines dieser scheinbar „unbedeutenden“ Zinshäuser untersuchen, seine Vergangenheit rekonstruieren und seine Geschichte erzählen, um einem als „generisch“ wahrgenommenen Gebäudetyp einen bislang übersehenen Wert zuzuschreiben. Darüber hinaus dokumentiere ich den Rechercheprozess, sowie die angewandten Methoden, um daraus einen Leitfaden für zukünftige Recherchen, gegebenfalls auch anderer Forscher*Innen, zu entwickeln.Die Wahl fiel auf ein Haus in Familienbesitz, in dem ich aufgewachsen bin. Es weist keine bekannten Bewohner*innen oder besondere Nutzungen auf, wodurch die Ausgangsbasis der Recherche zwar eingeschränkt, zugleich aber auch offen ist. Im Grundriss und in der Fassade zeigen sich zudem typische, standardisierte Elemente des Zinshausbaus.Anstatt den Fokus auf eine Aufwertung durch Dachgeschoßausbauten oder Sanierungen zu legen, möchte ich den vorhandenen Wert des Bestands sichtbar machen. Wie hat sich das Zinshaus im Laufe der Jahre verändert und sich zu jenem Gebäude entwickelt, das bis heute gemeinsam mit vielen anderen seiner Art das Stadtbild prägt? Methodisch stütze ich mich auf die Analyse vorhandener Dokumente und Daten, die Rekonstruktion der Abfolge der Eigentümer*Innen sowie auf eine Bestandsuntersuchung mittels Fotorecherche und Vor-Ort-Analyse.

Hardly any building typology has shaped Vienna as profoundly as the historicist apartment building. Many of these buildings are listed monuments or are located in protected zones where the external appearance is intended to be preserved, although structural alterations are still possible. As a result, interventions such as window replacements or attic conversions frequently occur, significantly altering the original appearance. At the same time, many of these apartment buildings have undergone a long history of alterations that is often difficult to trace due to changing ownership and incomplete records. While historically “significant” buildings are usually well documented, there is very little information available on many apartment buildings in the outer districts.In my diploma thesis, I aim to examine one of these seemingly “insignificant” apartment buildings, reconstruct its past, and tell its story in order to attribute a previously overlooked value to a building type often perceived as “generic.” In addition, I document the research process and the methods applied in order to develop a guide for future research, possibly also for other researchers.The building I chose is a house owned by my family, in which I grew up. It has no known notable residents or special uses, which limits the starting point of the research but at the same time leaves it open-ended. Its floor plan and façade also display typical, standardized elements of this apartment-building type.Rather than focusing on enhancement through attic conversions or renovations, I want to make the existing value of the building fabric visible. How has this apartment building changed over the years and developed into the building that, together with many others of its kind, continues to shape the cityscape today? Methodologically, I rely on the analysis of existing documents and data, the reconstruction of the sequence of owners, and an investigation of the existing building through photographic research and on-site analysis.
