BIM im Kleinprojektbereich : Entwicklung und Analyse eines praxisorientierten Systems für Planung und Ausführung im Einfamilienhausbau

Abstract

Building Information Modeling (BIM) kann als Optimierungswerkzeug zwischen Planung und Ausführung während der Bauphase die Zeit- und Kosteneffizienz steigern. Während BIM in Mittel- und Großunternehmen, die sowohl national als auch international tätig sind, bereits verbreitet ist, ist die Anwendung in Kleinunternehmen noch wenig etabliert. Dies liegt oft an mangelnden finanziellen und zeitlichen Ressourcen, fehlender Bereitschaft zur Aufwendung dieser Ressourcen, sowie unzureichenden Kenntnissen, die für die Umsetzung benötigt werden. Dabei investieren viele Planungsbüros in teure Software, die für die BIM-Anwendung ausgelegt wären, jedoch wird das Potential dieser Programme kaum ausgeschöpft. Die Anwendung von BIM bei Einfamilienhausprojekten könnte nicht nur die Kommunikation zwischen den Projektbeteiligten verbessern, sondern auch den Bauherren trotz fehlenden Fachwissens mehr Transparenz und Kontrolle ermöglichen. Ziel der vorliegenden Arbeit ist die Entwicklung und Analyse einer praxisorientierten BIM-Anwendung für ein Kleinunternehmen, das sowohl Planung als auch Ausführung von Bauprojekten anbietet. Im Zentrum steht die Erstellung eines Templates zur Generierung BIM-basierter Projekte sowie einer darauf aufbauenden Projektdatei für die Anwendung in Planung und Ausführung, wodurch ein durchgängiges System entsteht. Der Fokus liegt dabei insbesondere auf der Ausführungsplanung und der Umsetzung des Rohbaus in Massivbauweise. Im Zuge der Arbeit werden die gewonnenen Erkenntnisse in einen strukturierten Planungsprozess eingeordnet und bilden die Grundlage für die Weiterentwicklung des Systems. Ergänzend dazu wird der praktische Nutzen der entwickelten BIM-Anwendung für unterschiedliche Benutzergruppen untersucht. Im Fokus stehen dabei insbesondere Planer, Poliere und Bauherren, deren Anforderungen und Arbeitsweisen in die Analyse einfließen. Ziel ist es, die Anwendung nicht nur aus planerischer Perspektive, sondern auch im Hinblick auf die Ausführung sowie die Nutzung auf der Baustelle zu bewerten. Abschließend werden die Ergebnisse der Analyse zusammengeführt und im Kontext der Anwendbarkeit von BIM im Kleinprojektbereich eingeordnet. Dabei wird insbesondere betrachtet, unter welchen Voraussetzungen eine sinnvolle und wirtschaftliche Nutzung im Einfamilienhausbau möglich ist.

Building Information Modeling (BIM) can improve the time and cost efficiency of planning and execution during the construction phase. While BIM is already widely established in medium-sized and large companies that operate both nationally and internationally, its application in small enterprises remains limited. This is often due to a lack of financial and time resources, insufficient willingness to invest these resources, and limited expertise required for implementation. At the same time, many planning offices invest in BIM-capable software, yet the full potential of these programs is often not utilized. The use of BIM in single-family housing projects has the potential not only to improve communication among project stakeholders, but also to provide clients with greater transparency and control despite their limited technical knowledge. The aim of this thesis is the development and analysis of a practice-oriented BIM application for a small company that offers both planning and construction services. The core of the work is the creation of a template for generating BIM-based projects, along with a corresponding project file for use in planning and execution, thereby forming a continuous system. Particular emphasis is placed on detailed design and the implementation of the structural shell in solid construction. Within the scope of this work, the findings are integrated into a structured planning process and serve as a basis for further system development. In addition, the practical benefits of the BIM application for different user groups are examined, focusing on planners, site managers, and clients. The objective is to evaluate the application not only from a planning perspective but also with regard to execution and on-site use. Finally, the results are consolidated and assessed in the context of BIM applicability in small-scale projects, with particular attention to the conditions under which a meaningful and economically viable use in single-family housing can be achieved.
