Rethinking MaHü : eine Architektur zwischen Reuse und Neubau

Abstract

Ziel dieser Diplomarbeit ist es, ein Konzept zu entwickeln, das das Potenzial eines leerstehenden Rohbaus auf der Mariahilfer Straße in Wien erkennt und nutzt. Der Bestand wird in seinem Zustand des Jahres 2025 analysiert und, wo möglich, weiterverwendet. Die Struktur besteht aus zwei Baukörpern, die durch den sogenannten Galeriegarten getrennt sind. Der straßenseitige Teil, ein ehemaliges Kaufhaus, wird umstrukturiert und in zwei Schichten gegliedert: Im Inneren befindet sich eine öffentliche Mehrzweck- und Sporthalle auf mehreren Ebenen, die von einem Wohnbau umschlossen wird. Daneben steht der Baukörper, der ursprünglich als Hotel geplant war. Das Hotel sowie die Untergeschoße des Bestandsprojekts sind nicht Gegenstand dieser Arbeit. Ursprünglich gehörte das Grundstück dem Immobilienunternehmer René Benko und seiner Signa Holding. Unter der Projektbezeichnung „Lamarr“ entwickelte die Unternehmensgruppe ein hochwertiges Gebäudeensemble, das unter Mitwirkung des renommierten Architekturbüros OMA (Office for Metropolitan Architecture) entstand. Geplant war ein Mixed-Use-Luxusprojekt mit einem großen Anteil an Retailflächen, Hotelnutzung und Gastronomie, benannt nach der österreichischen Schauspielerin und Erfinderin Hedy Lamarr.Obwohl das geplante Entwurfsprojekt international große mediale Aufmerksamkeit erlangte, wurde das Lamarr-Haus nie über den Rohbau hinaus fertiggestellt. Der Bauplatz wirft damit die Frage nach der Zukunft innerstädtischer Räume auf, deren Nutzungskonzepte im ursprünglichen Projekt vor allem auf Konsum ausgerichtet waren. Gleichzeitig bietet der Rohbau eine seltene Chance, insbesondere im innerstädtischen Kontext, mit einer großmaßstäblichen Bestandsstruktur weiterzuarbeiten und diese architektonisch aufzuwerten.

The aim of this thesis is to develop a concept that recognizes and harnesses the potential of a vacant shell building on Mariahilfer Straße in Vienna. The existing structure is analyzed as it will be in 2025 and, where possible, reused. The complex consists of two buildings separated by what is known as the “gallery garden.” The street-facing section (formerly a department store) is restructured and divided into two levels—inside is a public multipurpose and sports hall on various levels, surrounded by residential units. Adjacent to this stands the building that was originally planned as a hotel. The hotel and the basement levels of the existing project are not the subject of this thesis.The property originally belonged to real estate entrepreneur Rene Benko and his Signa Holding. Under the project name “Lamarr,” the group developed a high-quality building complex created in collaboration with the renowned architectural firm OMA (Office for Metropolitan Architecture). The original plan was for a mixed-use luxury project with a large proportion of retail space, a hotel, and restaurants, named after the Austrian actress and inventor Hedy Lamarr.Although the newly planned design project generated significant international media attention, the planned Lamarr House never progressed beyond the shell stage. On the one hand, this construction site raises questions about the future of inner-city spaces, whose usage concepts in the original project were primarily designed for commercial purposes. On the other hand, the shell offers an opportunity—one that is particularly rare in inner-city settings—to continue working with a large-scale shell and to enhance its architectural value.
