Ökobilanzierung von Bestandsgebäuden : Bewertung und Optimierungspotenziale für thermische Sanierungen an einem Beispielgebäude der 1990er

Abstract

Die vorliegende Arbeit untersucht die ökologische Bewertung thermischer Sanierungsmaßnahmen an einem Bürogebäude aus den 1990er-Jahren. Ziel ist es, den Einfluss unterschiedlicher Sanierungsvarianten auf die Lebenszyklusemissionen eines Bestandsgebäudes zu analysieren und den zusätzlichen baulichen Aufwand den Einsparungen in der Betriebsphase gegenüberzustellen. Da für Bestandsgebäude häufig keine vollständigen Materialdaten und Umweltproduktdeklarationen (EPDs) vorliegen, wird ein nachvollziehbarer BIM-basierter Workflow zur Ökobilanzierung unter unvollständiger Datenlage entwickelt. Untersucht werden drei Sanierungsvarianten – von einer Minimalvariante bis hin zu einer umfassenden thermischen Erneuerung der Gebäudehülle – basierend auf der Diplomarbeit von Clemens Wiesbauer (TU Wien, 2025). Die Ökobilanzierung erfolgt mit der Software SCALE mit Fokus auf das Global Warming Potential (GWP). Für Bestandsbauteile werden die Herstellungsemissionen mittels einer an den OI3-Leitfaden angelehnten Abschreibelogik zeitlich eingeordnet. Die Bewertung dient einem Variantenvergleich und stellt keine normative Gebäudeökobilanz gemäß EN 15978 dar. Die Ergebnisse zeigen, dass insbesondere die Module B4 (Austauschprozesse) und B6 (Betrieb) die ökologische Bewertung maßgeblich beeinflussen. Unter Berücksichtigung von Gesamt-GWP und Effizienz ergibt sich eine differenzierte Bewertung der Varianten, wobei sich die Variante MEDIUM als ökologisch ausgewogenste Lösung erweist.Abschließend werden die praktischen Grenzen des BIM-basierten Workflows sowie der LCA-Software SCALE diskutiert, insbesondere im Hinblick auf IFC-Import, Materialzuordnung und modellbedingte Einschränkungen.

This thesis investigates the environmental impact of thermal renovation strategies applied to an office building from the 1990s. The main objective is to evaluate how different renovation scenarios influence life cycle emissions and to assess the balance between additional embodied impacts and operational energy savings.Since existing buildings often lack complete material data and Environmental Product Declarations (EPDs), a BIM-based workflow is developed to enable life cycle assessment under conditions of incomplete data. Three renovation scenarios are analysed, ranging from a comprehensive upgrade of the building envelope to a minimal intervention. The assessment is carried out using the LCA software SCALE, focusing on the Global Warming Potential (GWP). To account for the pre-existing building fabric, embodied emissions of existing components are temporally adjusted using a simplified approach based on the OI3 methodology. The study is explicitly designed as a comparative assessment and does not represent a full normative LCA according to EN 15978. The results highlight the significant influence of replacement processes (B4) and operational energy use (B6) on overall performance. A comparative evaluation of total emissions and efficiency reveals that the intermediate renovation scenario provides the most balanced environmental outcome. Finally, the study reflects on practical limitations of the BIM-to-LCA workflow and the SCALE software, particularly regarding IFC data exchange, material mapping, and model-related constraints.
