Abstract

Der Erfolg eines Projektes steht für den Großteil der Unternehmer an erster Stelle, da diese ihr Unternehmen gewinnbringend leiten wollen. Doch wie wird der Erfolg eines Projektes gemessen? Der einfachste Weg den Erfolg eines Projektes zu bestimmen liegt darin, zu ermitteln, ob das Projekt mit einem finanziellen Gewinn oder Verlust abgeschlossen wird. Solange bei Projekten am Ende ein Gewinn zu erzielen ist, betrachten die wenigsten Unternehmer den Weg, der vom Beginn bis zum Ende des Projektes durchlaufen wird. Doch gerade dieser Weg sollte für einen Unternehmer interessant sein, da in den meisten Fällen Optimierungspotential vorhanden ist was einen noch größeren Projekterfolg zur Folge hat. Eben dieser Weg ist bei allen Bauprojekten ein komplexes Gebilde von in den meisten Fällen altbewährten Zusam menhängen einzelner Arbeitsschritte. Bei den unterschiedlichsten Projekten kommen immer wiederkehrende Elemente vor, die oft in gleichen oder ähnlichen Konstellationen zusammenhängen. Man kann also von Prozessen sprechen, die im Verlauf eines Bauvorhabens durchlaufen werden. Das Problem liegt darin, dass bei gewohnten Abläufen oftmals keine Teilprozesse wahrgenommen werden. Aus diesem Grund ist es für einen Unternehmer umso interessanter, bestehende Prozesse zu erfassen, diese im Anschluss zu analysieren und im Idealfall auch bei gut funktionierenden Abläufen Verbesserungsmöglichkeiten aufzudecken. Zur Optimierung eines Prozesses müssen zu allererst die bestehenden Prozesse eines Projektes erfasst und dokumentiert werden. Um die komplexen Prozessschritte eines Bauprojektes nachvollziehbar darzustellen, ist es notwendig, sämtliche Prozesse und deren Verknüpfungen in Form einer Grafik zu visualisieren. Hierfür eignet sich besonders die Verwendung einer Prozesslandkarte, um die einzelnen Aufgaben, Verknüpfungen und Abhängigkeiten verständlich darzustellen. Für die Durchführung dieser Schritte werden im Zuge dieser Diplomarbeit die notwendigen Grundlagen und Werkzeuge erklärt und anhand eines Beispiels angewandt. Der erste Teil widmet sich den Grundlagen, einen Prozess zu definieren und zu erfassen. Anschließend folgt eine Beschreibung der unterschiedlichen Möglichkeiten einen Prozess darzustellen. Insbesondere wird die Business Process and Notation (BPMN) in detaillierter Weise erörtert. Dabei werden die wesentlichen Symbole und Verknüpfungsregeln ebendieser anhand eines Beispiels erklärt. Der Hauptteil behandelt einen Beispielprozess eines Projekts eines Generalplaners, welches von der Akquisition des Projekts bis zur Übergabe des fertiggestellten Gebäudes an den Bauherren bearbeitet wird. Die Grundlage für die Ausarbeitung stellen Workshops mit dem Generalplaner dar. Ziel dieser Workshops war, die einzelnen Prozessschritte zu erfassen und dokumentieren, um nachfolgend eine Prozesslandkarte sämtlicher während der Planungsphase durchlaufener Teilprozesse zu erstellen. Die detaillierte Beschreibung der ei nzelnen Prozessschritte bildet den Abschluss der Grundlagenermittlung. Anschließend werden einzelne Prozessausschnitte ausgewählt, bei denen während der Ausarbeitung ein mögliches Optimierungspotential festgestellt wurde, und die Möglichkeiten, eine Optimierung zu erzielen, beschrieben.

The success of a project is a major concern for the majority of entrepreneurs as they want to operate their companies profitably. One question remains: How the success of a project can be measured? The easiest way to assess the success of a project is to determine whether the completion of the project results in a financial win or loss. If the project is profitable for the company, the minority of the business operators takes each individual step of the realization of the project into account. However, it is this process that is most interesting f or an entrepreneur since, in the majority of the cases, a potential for optimizing the process might exist which results in a greater success of the project. Within all construction projects, it is exactly this way from the beginning to the end of a project that consists of a complex structure of in the most cases welltried procedures. The most diverse projects almost always consist of recurring elements which are often linked within the same or similar constellations. These constellations can be termed processes all of which have to be considered during a construction process. However, the fact that entrepreneurs are often oblivious to the subprocesses within habitual processes still poses a problem. Therefore, the identification of existing processes is extremely interesting for business operators since, subsequently, these processes can be analysed and, ideally, improved. In order to optimize a process, it is necessary to record and to document the existing processes. It is beneficial to visualize these processes and their connections in the form of an illustration in order to illustrate the complex steps which comprise a construc tion project. For the depiction of the individual tasks, the entanglements as well as the interdependency of the individual steps, a process map can be used. This thesis seeks to provide the necessary background information as well as to explain the tools that are used to conduct the aforementioned steps by means of a concrete example. The first part of this thesis is dedicated to the explanation of the basic principles which are necessary for the definition and the registration of a process. Subsequently, a description of the diverse possibilities for the depiction of a process will be provided, thereby focusing on Business Process Model and Notation (BPMN) which will be explained in great detail. In this section, also the relevant symbols as well as their association rules will be explained with the help of an example. Furthermore, the main part of this thesis illustrates an example of a process of a project of a general planner. The project will be displayed in detail explaining the individual steps and processes, beginning with the sourcing of the project and ending with the transfer of the completed building to the developer. This composition is based on workshops with the general planner. In fact, these workshops aimed at the documentation and registration of the in dividual process steps in order to design a process map containing all the subprocesses which were traversed during the planning phase. The detailed description of the individual process steps constitutes the completion of the basic evaluation. Afterwards, individual parts of the processes, which offer the possibility for improvement, will be selected and the possibilities for the optimization of these processes will be explained.
