Waidhofen an der Thaya ist eine Bezirkshauptstadt im nördlichen Niederösterreich und gilt als Verwaltungszentrum und Schulstadt. Gegründet auf einem erhöhten Felssporn überragt die historische Altstadt die Thaya. Diese an sich schöne Innenstadt weist nun schon seit Jahren eine Fülle von leerstehenden Geschäftslokalen und Wohnungen auf. Das ist einerseits auf den gesellschaftlichen und wohnkulturellen Wandel zurückzuführen, der auch in Waidhofen erkennbar ist. Überalterung, Veränderung der Geschlechterbilder und neue, individuell angepasste Lebensphasen führen zu einem Wandel der Haushaltsformen. Die Haushalte werden kleiner, die Nachfrage an Wohnungen für Einpersonenhaushalten steigt ständig. Dieser wird jedoch im Bezirk Waidhofen weitgehend nicht entsprochen was natürlich eine Abwanderung der Bevölkerung nach sich zieht. Andererseits ist die Kaufkraftbindung an die Innenstadt durch wachsende Gewerbegebiete mit Einkaufszentren an den Stadträndern geschwächt. Die so verringerte Kundenfrequenz und die mangelnde Aufenthaltsqualität am Hauptplatz führen unweigerlich zu leerstehenden Geschäften. Mein Projekt beinhaltet ein Angebot von sehr kompakten und somit leistbaren Wohnungen um auf die steigende Zahl an kleinen Haushalten reagieren zu können. Ein großes Angebot an Gemeinschaftsräumen und -flächen fördert die Kommunikation der Bewohner und dient gleichzeitig als Wohnraumerweiterung. Das Projekt ist direkt am Hauptplatz geplant und bietet eine öffentlich zugängliche Verweilzone an, die dem Platz jetzt fehlt. Außerdem werden bestehende Durchgänge durch die historische Stadtmauer der Öffentlichkeit zugänglich gemacht wodurch eine Verbindung vom verkehrsdominierten Hauptplatz zur naturnahen Südpromenade entsteht, was eine weitere Aufwertung des Hauptplatzes zur Folge hat. Eine Inhaltliche Verbindung zur Region soll dem Projekt eine Identität verleihen, die Kunden auch aus den Einkaufszentren in die Altstadt lockt. In den öffentlich zugänglichen Erdgeschosszonen sind regionale Verkaufs-, Gastronomie- und Dienstleistungsbetriebe vorgesehen. Für die Gestaltung der Baukörper wurde das im Waldviertel allgegenwärtige Bild der Scheunenfassade herangezogen und interpretiert. Außerdem wurden bei der Freiraumgestaltung ebenfalls Bezüge zu regionalen Landschaftsbildern hergestellt was Identität stiftet und die Bewohner mit 'Heimat' verbindet.

Waidhofen an der Thaya is a district capital in the northern Lower Austria and is an administrative and educational center. Established on a rocky promontory the historic centre overviews the Thaya. This beautiful city centre has an abundance of vacant business premises and homes for years. On one hand this is due to the social and living cultural change, which can also be monitored in Waidhofen. Aging, changing gender images and new, individually adapted stages of life lead to a change in the household forms. Households are getting smaller, the demand for flats for single-person households is constantly increasing. In the district of Waidhofen this demand is largely not satisfied which of course results in a depopulation. On the other hand, the purchasing power is weakened in the city center by growing commercial areas with shopping centers on the outskirts. The so reduced customer traffic and the lack of amenity values in the main square inevitably lead to vacant shops. My project includes a range of very compact and therefore affordable homes to respond to the rising numbers of small households. A wide range of common spaces promotes communication between the residents and also serves as a living space extension. The project is planned in the main square and offers a publicly accessible rest area that lacks the square now. In addition, existing passes through the historic city walls are made accessible to the public whereby a connection from the traffic dominated main square to the natural Südpromenade arises which results in a further upgrading of the main square. A connection to the region gives the project an identity that attracts customers from the shopping centers to the historic city centre. In the public ground floors regional sales, an inn and service facilities are provided. For the design of the buildings the, in the Waldviertel omnipresent, image of barn facade was used and interpreted. Furthermore the open space design also references to regional landscapes what creates identity and links the inhabitants to 'home'.
