Im ca. 26 ha großen Stadtkern der im Nordwesten Niederösterreichs liegenden Stadt Zwettl befindet sich eine etwa 1,5 ha große, brachliegende Fläche. Dieses Areal liegt an der vorwiegend aus dem 15. Jahrhundert stammenden Stadtmauer, welche einen Höhensprung von ca. 8m zum Zentrum bildet. Die Arbeit untersucht wie dieses Gebiet unter Berücksichtigung der Bedürfnisse der Stadt und deren Bewohner zukunftsorientiert nachverdichtet werden kann. Um Impulsgeber und Erholungsorte zu schaffen, werden die Funktionen Wohnbau, ein Hotel, eine Kletterhalle, eine Musikschule und Grünraum auf dem Areal angesiedelt. Die geplanten Funktionen und die Struktur der Punkthäuser ermöglichen, dass die Stadtmauer auch in diesem Bereich zugänglich und erlebbar wird und lockern die dichte, stark trennende Struktur der Altstadt auf. Der geplante Wohnbau soll eine Alternative zum Einfamilienhaus bieten, um weiterer Zersiedelung entgegenzusteuern. Daher wird Wohnraum für Bewohner verschiedensten Alters und mit diversen Wünschen und Bedürfnissen konzipiert. Diese reichen von Kleinst- bis Großwohnungen mit unterschiedlichen Ausführungen und Freiräumen. Durch die Punkthäuser, welche mit verschiedenen Gemeinschaftsräumen ausgestattet sind, entsteht trotz der höheren Dichte ein identitätsstiftendes Wohnquartier. Die Dächer der Wohngebäude sind so geneigt, dass sie scheinbar ineinander übergehen und eine umlaufende Dachkante bilden. Diese etwas andere Ausführung der ortsüblichen Steildächer erzeugt ein individuelles Erscheinungsbild und bildet spannende Innenräume.

In the approximately 26 hectare large center of the city Zwettl, in the north-west of Lower Austria, an about 1,5 hectare large abandoned area is located. This area is next to the city wall, which was built in the 15th century and forms a height difference of about 8 meters to the center. This thesis analyzes how this area can be built-up future-oriented under consideration of the requirements of the city and its population. Residential buildings, a hotel, a climbing hall, a music school and a park are situated in that area, to generate development impetus and leisure areas. These functions and the structure of the solitary buildings enable the accessibility and perceptibility of the city wall also in this section and they loosen the strongly separating structure of the old town. The planned residential buildings should offer an alternative to the detached houses, in order to counter further urban sprawl. Therefore, living space is designed for residents of different ages and with diverse wishes and requirements. Those range from small to large apartments with different designs and outdoor spaces. The solitary buildings, which are equipped with different common rooms, generate an identity-creating living quarter despite the higher density. The roofs of the residential buildings are inclined so that they seem to merge into one another and form a surrounding roof-edge. This slightly different version of customary roofs creates an individual appearance and extraordinary interiors.
