STADTINS3L ENTWURF EINES VERTIKALEN WOHNQUARTIERS IM URBANEN KOMPOSIT DER STADT WIEN 'Ein Hochhaus hat immer eine öffentliche Dimension, es mag einen privaten Besitzer haben, es mag kein öffentliches Gebäude sein, hat aber doch auf Grund seiner Vertikalität immer eine Bedeutung für die Öffentlichkeit.' (Stefano Boeri) Der demographische und gesellschaftliche Wandel sowie die daraus resultierende Urbanisierung führen zur Notwendigkeit der vertikalen Verdichtung in den städtischen Ballungszentren in Bezug auf die aktuelle und zukünftige Stadtentwicklung. Jede Stadt lässt sich als ein Gefüge aus verschiedensten dynamischen Prozessen (Bevölkerungsentwicklung, Stadtwachstum, Wirtschaftssystem etc.) beschreiben und erfordert eine entsprechende Architektur, die eben diesen kontinuierlichen Veränderungen Raum gibt, mit dem Ziel, die künftigen Entwicklungen in eine positive Richtung zu lenken und dadurch eine hohe Wohn- und Lebensqualität für die Bevölkerung zu gewährleisten. Ziel des Entwurfs ist es, ein attraktives, vertikales Wohnquartier mit substanziellen Mehrwerten für die zukünftigen Nutzer zu schaffen. Das neue Wohnquartier besteht aus 3 Wohnhochhäusern (Höhe 58-110m), die durch eine zusammenhängende Sockelzone verbunden sind. Die Türme formen ein Ensemble, das einerseits in Bezug auf die Gebäudehöhen auf den es umgebenden Stadtraum reagiert und sich andererseits als Cluster in sein bauliches Umfeld einfügt. Durch den geringen 'Footprint' der Türme bleibt großflächig Raum für Grün- und Freiflächen im Erdgeschoss erhalten. Über vier Geschosse erstreckt sich die zusammenhängende Sockelzone, die zur Gänze der Allgemeinheit zur Verfügung steht und großzügige Räume für Aufenthalt, soziale Interaktion, Erholung, Bildung, etc. bereitstellt. Der Sockel stellt das Verbindungsglied der Hochhäuser dar und ermöglicht eine kontinuierliche Durchwegung des Quartiers im Innen- und Außenraum auf mehreren Ebenen. Durch die Wohntürme entstehen auf dem Grundstück 377 neue Wohnungen für unterschiedliche Nutzergruppen. Die Hochhäuser wurden bewusst so platziert, dass einerseits eine Verschattung der Nachbargebäude vermieden wird und es andererseits im Sinne der Bewohner auch keine nach Norden orientierten Wohnungen gibt. Eine Verdrehung sowie Verjüngung der Baukörper nach oben hin ermöglicht zudem eine freie Aussicht für jede Wohnung. Die vollflächige Glasfassade erweitert den Wohnraum zusätzlich nach außen hin zum privaten Freibereich. Ein entsprechender Wohnungs- und Nutzungsmix (1-4 Zimmer Wohnungen, Betreutes Wohnen, Kindergarten, Räume für Bildung & Integration, etc.) garantiert und fördert eine soziale Durchmischung im neuen Quartier. Differenzierte Grün- und Freiflächen bilden eine grüne Insel inmitten der Stadt und bieten den künftigen Bewohnern und Anrainern vielfältige Rückzugs-, Erholungs- und Interaktionsräume. Das geplante Wohnquartier soll neue Impulse setzen und den Standort dadurch in Zukunft gezielt aufwerten.

STADTINS3L "A high-rise always has a public dimension, it may have a private owner, it may not be a civic building, but it always has a public significance because of its verticality." (Stefano Boeri) Demographic and social changes as well as the the resulting urbanisation lead to the necessity of increase in vertical density in the urban city centres regarding the current and future urban development. Each city can be described as a structure of various dynamic processes (development of population, urban growth or economic systems etc.) and requires therefore an architecture that provides an appropriate space for these constant changes in order to influence them in a positive way and to therefore guarantee a high quality of living for the residents and the local community. The main aim of the project is to create an attractive, high-rise residential quarter that offers substancial added value to the future inhabitants. The new quarter consists of 3 high-rise buildings (heights between 58-110 m) that stand on a shared foundation. The buildings form an ensemble that integrates itself into the environment by reacting to surrounding urban conditions. Due to the the small footprint of the towers a generous amount of space can be preserved on the ground floor as sustainable green areas. The whole base is provided for the community and consists of extensive spaces available for social interaction, recovery, education and so on. The base is the connecting link between the individual towers and allows a fluent passage through the quarter inside and outside across four floors. Inside the high-rises 377 flats will be generated without a single north-orientated one. The towers were placed in a way that no shading occurs that negatively affects the neighbour buildings. The twist of the building structure guarantees a free view for each flat and the glass facade extends the living area to the private balconies. A well-balanced mix of uses and flat types (1-4 room flats, assisted living, kindergarten, space for education & integration, ...) guarantees and supports social mixing. A green island within the city is formed by various green and open areas that offer sufficient spaces for retreat, relaxation and social interaction to the future inhabitants. New impulses should be generated by the high-rise residential quarter in order to achieve an enhancement of the site.
