Räumliche Effekte in der Bodenpreismodellierung

Abstract

Ziel dieser Arbeit ist es, mithilfe eines quantitativ-statistischen Modells die Prozesse und Faktoren, die den durchschnittlichen Bodenpreis für Bauland der österreichischen Gemeinden beeinflussen, zu untersuchen. Hierfür liegen quantitative Datensätze zu 1667 Gemeinden vor. Die Lage im Raum spielt für die Erklärung von Bodenpreisen ohne Zweifel eine wichtige Rolle. Es handelt sich somit um Daten mit starkem räumlichen Bezug. Bei der Modellierung solcher räumlichen Sachverhalte können deswegen räumliche Effekte (spatial effects) auftreten, die berücksichtigt werden müssen. Modellansätze aus der räumlichen Ökonometrie (spatial econometrics), insbesondere spatial-autoregressive-models, und Methoden aus der Geostatistik, insbesondere kriging-Methoden, eignen sich, um räumliche Effekte in der Modellierung in Betracht zu ziehen. Beim Vergleich dieser räumlichen Modellansätze mit klassischen nicht-räumlichen Modellansätzen kann gezeigt werden, dass der Erklärungsgehalt der Modelle durch die Einbeziehung räumlicher Effekte erheblich verbessert wird. Der Prozess, der die Bodenpreise in Österreich generiert, kann somit als räumlicher Prozess verstanden werden.

he aim of this thesis is to study the processes and factors that influence the average landprice of the municipalities of Austria using quantitativ-statistical models. For this purpose, a datasets of 1667 municipalities is available. The position in space is clearly one of the most important factors influencing the landprice. Therefore, landprice data is spatial data. When modelling spatial data, spatial effects must be taken into account. Spatial effects therefore must be incorporated in the modelspecification. Modelspecifications coming from the field of spatial econometrics, especially spatial autoregressive models, and methods from the field of geostatistics, especially kriging methods, are able to account for spatial effects. By comparing these spatial modelspecifications with classical non-spatial modelspecifications, one can clearly show that the model-fit can significantly be increased by spatial modelspecifications. This shows that the process that generates the landprice is spatial process.
