Der Einzelhandel beschäftigt sich seit geraumer Zeit mit der Analyse von Käufer/innenverhalten und Strategien zur Gewinnmaximierung durch räumliche Kunden/innenmanipulation. Forschungen zeigen zum Beispiel, je länger sich Kunden/innen in einem Geschäft aufhalten, desto mehr Geld geben sie dort aus. In einer von Verkaufszahlen bestimmten Branche sind solche Forschungsergebnisse von essentieller Bedeutung und beeinflussen zukünftige Geschäftskonzepte. Läden werden aufgrund solcher Forschungen zum Beispiel so geplant, dass Kunden/innen möglichst viel Zeit im Geschäft verbringen. Dies passiert teilweise durch labyrinthartige Anordnung der Räume (zum Beispiel in Ikea Filialen) oder durch gezielte Platzierung von vielverkauften Produkten - sogenannte Attraktor -Produkte - die die Kunden/innen weite Wege im Geschäft zurücklegen lassen. Die Manipulation der Kunden/innen durch räumliche Strukturen stützt sich meist auf Feldversuche und empirisch erhobene Daten. Daher ist es kaum möglich schon in der Entwurfsphase neue Geschäftsmodelle und Verkaufsstrategien zu testen und zu analysieren. Die folgende Arbeit widmet sich daher der Entwicklung eines agentenbasierten Analyse- und OptimierungsWerkzeuges für Geschäftsgrundrisse. Das Werkzeug soll dazu vorhandene Entwürfe bzw. Grundrisse auf Gesichtspunkte der Sichtbarkeit und Erschließung analysieren und optimieren. Im Laufe der Arbeit sollen folgende Punkte untersucht werden und in die Entstehung des Programms einfließen: - Agentenbasierte Simulationen im architektonischen Umfeld - Verkaufsstrategien im Ladenentwurf - Kunden/innenverhalten beim Einkauf Schlussendlich soll ein Werkzeug geschaffen werden, das mittels agentenbasierten Modell Kunden/innen simuliert und aus daraus gewonnenen Informationen Geschäftsgrundrisse optimiert. Bei der Simulation der Kunden/innen werden unterschiedliche Einkaufverhalten, wie zum Beispiel das Suchen nach Produkten, direktes Ansteuern von Produkten oder Bummeln verglichen und eingesetzt. Nachdem die Agenten das System auf der Suche nach Produkten individuell gestalteter Einkaufslisten durchschritten haben, können deren Wege und Sichtbeziehungen analysiert und ausgewertet werden. Mit diesen Analysen und - im Vorfeld festgelegten - Regeln, wird der Entwurf auf Sichtbeziehungen, Durchwegung und Produktplatzierung optimiert.

In shop design a common approach to maximize sales is to analyze shopping behaviors and manipulate customers accordingly through spatial arrangements. For example, some researches show that the longer customers stay in a store the more products they buy there. In an industry defined by sale numbers such research findings are of essential significance and influence future shopping concepts. Taking these researches into account, some stores are designed to keep customers inside the shop as long as possible. This happens by labyrinth-like arrangements of retail zones (for instance Ikea stores) or by specific arrangement of high selling products - so called attractor products - that guide the customer further in the store. The manipulation of customers through special arrangements is mostly based on fi eld test and empiric surveys. Therefore it is hardly possible to test and analyze new design ideas and shop layouts in early design stages. This thesis focuses on the development on an agent-based analysis- and optimization-tool for shopping layouts. The tool aims to improve the overall visibility of products and the orientation within the shop. In course of this thesis the following topics are discussed and embedded in the agent-based model: agent-based simulation in an architectural context sale strategies in shop design shopping behavior of customers Ultimately an agent-based tool will be created that simulates shoppers and optimizes the layouts with the information gathered by the model. The simulation of the customers takes different shopping behaviors, such as looking for products, direct approach to wanted products and browsing for bargains or impulse sales, into account. After the agents populated the environment looking for products of their individual shopping lists, the visibility and path finding can be analyzed. Using the analysis and some predefined rules, the layout is optimized for visibility, path-finding and product placement.
