Anhand der Tatsache, dass Energie und Ressourcen immer knapper werden und somit möglichst schonend damit umgegangen werden soll, werden in der vorliegenden Arbeit die gängigsten Immobilienzertifizierungssysteme am österreichischen Markt betrachtet. Dabei handelt es sich einerseits um reine Energiezertifikate (Energy Star, Green Building Zertifikat der EU und Energieausweis) und andererseits um vollwertige Nachhaltigkeitszertifikate (LEED, BREEAM, ÖGNB, klima:aktiv, DGNB, ÖGNI). Die Potentiale die die unterschiedlichen Zertifizierungssysteme in Hinsicht auf ökonomischer-, ökologischer-, soziokultureller-, Prozess-, technischer- und Standortqualität bieten werden erarbeitet. Unterschiedliche Zertifizierungssysteme sprechen unterschiedliche Gruppen an. Die Gruppe der Vermieter - Immobilienentwickler, Finanzinvestor, stellt andere Anforderungen an die Potentiale einer Immobilie als die Gruppe der Mieter, - national oder international. Die Potentiale einer Immobilie sind auch von der Art des Gebäudes, ob Bestandsgebäude oder Neubau, abhängig und somit für die Zweckmäßigkeit einer Zertifizierung ausschlaggebend. Bei Bestandsgebäuden ist der Nachweis eines gültigen Energieausweises nach jetziger Gesetzeslage bei Vermietung und bei Verkauf erforderlich. Ein weiterführendes Energiezertifikat sowie ein Nachhaltigkeitszertifikat sind derzeit nur sehr aufwendig durchführbar und nur im Zuge einer Generalsanierung sinnvoll. Anders bei Neubauten, wenn bereits bei der Planung kostengünstig auf die Kriterien für eine Zertifizierung geachtet werden kann und sich dadurch eine Optimierung der Potentiale für die Immobilie ergibt.<br />Auf längere Sicht werden Immobilien mit entsprechend gutem Zertifikat für den gesamten Markt, sowohl für Mieter und Vermieter, einen Wettbewerbsvorteil haben.
