Die Dissertation ist in vier Kapitel unterteilt. Kapitel I beschreibt einerseits die wichtigsten Verfahren der Verkehrswertermittlung und untersucht andererseits konkrete Problemstellungen wie beispielsweise die Ermittlung des Bodenwertes bebauter Grundstücke. Kapitel II beleuchtet die wichtigsten steuerrechtlichen Aspekte im Zusammenhang mit Immobilieninvestitionen, während in Kapitel III Finanzierungskonzepte vorgestellt werden. Das in Kapitel IV entwickelte Modell zur Beurteilung direkter Immobilieninvestitionen basiert auf der möglichst vollständigen Erfassung aller zu erwartenden Zahlungsströme und ermöglicht eine Prognose des Investitionserfolges sowie einen Vergleich mit Alternativinvestitionen. Hierbei werden ausgehend von der Gebäude- und Bodenwertentwicklung unter Berücksichtigung konjunktureller Aspekte u.a.<br />Bewertungsfunktionen für den Liquidationserlös, die Ertragsentwicklung, die Fremdkapitalentwicklung und steuerrechtliche Einflüsse formuliert.<br />Das Ergebnis kann in Form einer inflationsbereinigten Eigenkapitalrendite dargestellt werden.<br />

This thesis is divided into four chapters. Chapter I describes the most important procedures for the assessment of fair market value and researches specific questions as the ascertainment of the real estate price of land and buildings. Chapter II highlights the most important tax relevant aspects in connection with real estate investments. Chapter III presents financing concepts. The model for the evaluation of direct real estate investments outlined in chapter IV is based on the fullest possible coverage of all payment flows to be expected and allows a prognosis of the return on investment as well as the comparison with alternative investments. Evaluation functions for sales proceeds, earnings development, loan capital development and tax relevant influences are formulated on basis of the development of building and real estate prices, taking into consideration the aspects of business cycles. The result can be presented in form of inflation-adjusted return on equity investment.
