Soweit überblickbar liegt derzeit keine wissenschaftliche Abhandlung über die Bewertung von Photovoltaik Freiflächenanlagen vor. In der vorliegenden Arbeit wird daher untersucht, welche der von der Bewertungswissenschaft entwickelten Bewertungsverfahren mit den Besonderheiten, die Photovoltaikkraftwerke als typische Sonderimmobilien mit sich bringen, am ehesten in Einklang zu bringen sind. Nach einem kurzen Überblick über die Geschichte und Technik der Photovoltaik, wird eingangs der grundsätzliche Ablauf der diversen Bewertungsverfahren dargelegt, um in einem weiteren Schritt aufgezeigt, welche Adaptionen der Verfahren allenfalls notwendig sind. Aufgrund der Spezifika dieser Immobilien und der damit im Zusammenhang stehenden Anforderungen an die Erhebung der Eingangsparameter zeigt sich, dass im Großen und Ganzen nur Verfahren ernsthaft in Frage kommen, die den Wert einer Immobilie aus den Erträgen, die mit der Bebauung erzielbar sind, ableiten. Für bestehende und im Betrieb befindliche PV-Anlagen bieten sich dabei das DCF-Verfahren und das vereinfachte (ohne Berücksichtigung des gesonderten Bodenwerts) Ertragswertverfahren an. Der wesentliche Vorteil des DCF-Verfahrens liegt dabei darin, dass die unterschiedlichen Zahlungsströme (insbesondere auf der Einnahmenseite) detailliert berücksichtigt werden können. Zur Bewertung einer Liegenschaft für eine projektierte PV-Anlage, erscheint das Residualwertverfahren ideal, um die tragfähigen Grundkosten festzustellen. Die dazu notwendigen Parameter werden ebenso dargestellt, wie deren Bandbreiten und Quellen zur Verifizierung derselben. Ein besonderes Spezifikum von stromerzeugenden Immobilien, ist deren Abhängigkeit von den gewährten Förderungen. Da derartige Immobilien ohne Förderung (noch) nicht rentabel erbaut und bewirtschaftet werden können, spielt diese in der Bewertung eine zentrale Rolle. Dabei zeigt sich, dass das aktuelle Fördersystem in Österreich nicht dazu angetan ist, den Ausbau von PVAnlagen zur Einspeisung, voranzutreiben.
